The Board of Directors of Malton wishes to inform that Pioneer Haven Sdn Bhd, a wholly-owned subsidiary of Malton, had on 8 August 2018 formally invited Pavilion Real Estate Investment Trust (“Pavilion REIT”) to participate in the ownership of an on-going development comprising one block of retail mall with five (5) levels of retail spaces and two (2) levels of basement parking to be provisionally known as Pavilion Bukit Jalil.
Pavilion REIT had on 13 August 2018 accepted the Offer and both parties shall enter into a non-disclosure agreement to commence due diligence, discussions on method of participation and negotiate relevant terms and conditions.

In the report I read in arriving at the RNAV of rm3 per share, no value was attached to the Pavillion BJC MALL as if it will be given to shareholders free. The RNAV per share now should be more mainly due to 139 million warrants was not converted.
Patience is what we need to win big.

Apart from the Pavillion BJC Mall with a net lettable area of 1.8 million sq ft and which is due for completion and opening for business in 2020, the company has a good track records of consistent earnings in the past 5-6 years with EPS of at least 8 cents. EPS is growing to 13.59 sen last FY17. This year till 3QFY18, EPS is already 10.6 cents, TTM EPS FY18 is 19 CENTS (4QFY17 was strong, this 4Q could be as good).
NTA rm1.73, RNAV per share ESTIMATED @rm3.
Consistent dividend 2.5-3.0 sen for the past 6 years.
No reason for me to sell though first bought @50 cents

Yes! Should be higher as in the last 5-6 years, from 2013 to 2017, EPS were in the range of 8.1 to 13.6 SEN, this year trailing twelve months EPS, 19 sen. It is a steady profitable company.

Unlikely to go low...
Judging by the total volume transacted since 14th of May, big hands should have accumulated a lot.. the left over shares of the hard core not much already. Anticipate good results would be released end of the month.. The 49% Stake buy of the Mall by the Canadian Pension Fund could conclude anytime soon if it materialises.
Time is pressing and less sellers now at this price.

I would say that the chance of it going up tomorrow or the near future is very promising as there would be less selling pressure, less shares due on T+3 or T+4 for the next few days and judging from the strong demand of the share today @66.5 sen.
Technically, it is still on an uptrend. Daily and Weekly MACD is still positive. The price chart is tracing a "flag" formation since it reached the recent high of 70.5, the volume is reducing while the price is softening. After the short term consolidation, the upward move would be even much stronger.
Keep our fingers crossed. Hihi.

The downleg 14 - 5-18 to 6-7-18, 8 weeks, dropping from 72sen to 49sen, total vol done is about 207 million shares. The upleg since 9th July from 50 sen to 70.5/67 now, less than 4 weeks, total volume done is about 211 million shares..
It is very healthy.

Today T+4 for the heavy volume 19.34 million which reached recent high of 70.5 sen
Now dropped 1 sen on small volume of 1.5689 million shares.
Since 14th of May after GE 14, TOTAL volume transacted in the market todate is 418.88million
If there is a main buyer who has been collecting the shares, the 63% free float of the total share issued of 528.55 million, that is 333.2 million shares, would be dried up soon....
Otherwise who has been collecting?

It is actually very impressive with the progress of the work on site.
The company is actually doing a very good job. Since more than 90% of all the 4 towers of Park Residence and the 2 towers of Park 2 have been sold, it is good for the company to expedite the work to completion as soon as possible. This will GENERATE very good cash flows and book in the unbilled sales, which is more than RM 1 Billion forward to finance the construction of the Mall, the jewel of the whole BJC project.
The management is actually very smart as we can see that the cash flow of the project is very good. The project and the construction of the Mall could be financed with the cash flow from the Signature Shops earlier and NOW, the Park Residence and the Park 2.
I think the project could be completed ahead of schedule.
