if the market don't appreciate the generous dividend, pls sell off to drag down the price to below 90 sen i double up my holdings. i see shareholder value here as the company mostly bought the treasury shares at 80 sen range and willing to sacrifice 30%-40% gain and distribute the shares for free to shareholders
Symlife is in the process of converting 625 acres of quarry land in Sungai Long to residential land. "We are converting our quarry land in phases to 99-year leasehold, to develop a new township. That works nicely for us because the new Middle Ring Road 2 (MRR2) will cut across our land," Azman says. "We are doing the planning now and hopefully can get the first phase out probably sometime next year." The estimated GDV for this township is RM6 billion.
These plot of 625 acres is the largest land and most valuable for symlife and yet it account merely RM 17m in its book value. Once the conversion of these quarry land 30year lease expire in 2022 into 99year lease expire in 2112, the value of the land itself will soar at east 30x, to at least RM 500m (based on conservative GDV of RM 6 bilion). or paper gain of RM 1.60/share, NTA soar from current RM 1.90 to RM3.5o. These is just base on symlife to selloff these landbank for RM 500m, if it opt to self develop into township for RM6 billion over the 10year, the amount of gain will be triple to RM 1.5b or 150m/year or EPS= 48sen pa based on net profit margin of 25% for total GDV RM 6b.
