I can assure you once their unbilled sales hit 1.3 billion, then it is gonna be another KSL in the making...their financial result for year 2017-2019 should be very profitable...Another catalyst will the much awaited 7 billion Sungai Long project tat is gonna put Symlife in the map of institutional investors radar screen...I m fully optimistic 2017-19 will be record "sterling performance" year for Symlife with big jump in dividend for Shareholders....At 0.685 it is too cheap to be true for a small company tat managed to achieved 1 billion unbilled sales which will be reflected in the coming qtrs...
@ nemesis ....the unbilled sales of $1.3B does not include the RT3 of Star Residences . during the AGM , it was mentioned that SymLife is arranging with a service operator to sell 50% of RT3. If you include RT3 inside SymLife' billed sales, it should be RM1.8B....assuming both Union Suite and RT3 is fully sold...
Wow amazing...If 1.8 billion unbilled sales we are looking at EPS of at least 0.40 Sen per share per year since Symlife total share outstanding is only around 300 million shares...tis Sud throttle Symlife to a share price of at least 2.00...So if they launch 8 bil Sungai Long project in 2018, then the unbilled sales will rise to above 2 billion...Can't wait to see the glory moment...We have seen it in KSL holdings...So could Symlife be the next precious gem to come...tis mth its quarterly fin result will reveal the undervalued diamond of Symphony Life! Those who sell will forever be regretful!
Anybody has any info when they are going to reveal the Sungai Long Project? It has been 3 to 4 years since they possessed the land and talked about the project. This is the jewel of the crown for Symlife.
Based on the capital size of Symlife, I think the current number of projects is enough for the company to deal with. They have Star Residence, Elevia, Twy, Tijani Kota Baru and soon to be launched Union Suites @ Sunway to work on. Hopefully, they can improve and increase the sales levels in hand for all the projects and we will see very good profits for the next 3 years. The shre price will soar if the projects are selling well. A lot of capital is needed to work on each project and having too many projects running concurrently may not be good for the company.
My target price for Symlife for tis mth Feb is at least 0.80...Once they release 2nd qtr fin result by end of tis mth, price will inflate as the 1 billion unbilled sales starting to contribute positively to its financial year for at least 3 yrs to come...Each year should register net profit of around 70 mil or around 22 cent EPS...U will not see Symlife below 0.70 again starting fm now...
Assuming yearly sales of rm350m to rm400m n net profit margin of 10% to 15%, their annual net profit for 2017 to 2019 will b ard rm35m to rm60m or eps ard rm0.12 to rm0.20 (PE 3.5 to 6).
Of course the main catalyst is still the impending project in bandar sg long.
Hey Sarawakians, just don talk so much...pick it up at current cheap price before it is too late if u are wise enough...By end of tis mth u will never find Symlife below 0.80 again as tis qtr earning will jump few folds...
Next week we will see a big rise of Symlife countdown to its coming 2nd qtr Fin result will be announced next week...Target price 0.80 for Feb n 1.50 for year 2017...EPS 20 to 25 Sen per share estimated for year 2017-2019...
Hi Nemesis, do you think this quarter result will very good ? I saw the progress of Star residence still in fundamental stage, therefore not much contribution on this project. But for sure the unbills sales will hit 1 billion and above.
Such a boring counter in the past few years..however,seems to be a turning point now with prices stand above 200 days sma with increasing trading vol...with anticipated better q3 n q4 2017 results (n also 2018 n 2019 results backed by 1b+ unbilled sales) n cheap sg long...

welcome aboard, Mr Charles T. The main contributor for the RM1,0B unbilled sales come from The Star project in KLCC. The average land cost pqsf for The Star project is slightly lesser than RM500 psqf. Now, they are selling at about RM1800 pqsf. In addition, The Star project is a super high dense project whereby each Retail Tower packs more than 300 units. This means extremely high revenue from selling these "show boxed" condo. Hence, you can imagine how much is the profit margin for this project.
Just remember that the take up rate for The Star Tower 2 is hitting 70%. It is the ONLY project in KLCC that is still selling like hot cakes. For RT3, they are in the early stages of discussion with a service operator to take up 50% of RT3.
Then, you have Union Suites with GDV of RM400M. Tan Sri has always mention that he will only launch a project when he is confident the take up rate will hit 80%. So far, he is correct for TWY Mont Kiara and Star Residences.
Being a Chartered Accountant by profession, I like Tan Sri's style as an aggressive yet prudent manager.
The sharp increase of Symlife-WB from 0.135 to 0.235 within 2 weeks time with thin vol (now trading at a high premium of 80%+ with Ex Price of RM1.10) gives a strong hint on the price direction of Symlife in near future.
Hi nemesis I am on the board long time ago. Just waiting result only....But really don't know when the 1 billion sales can start major contribute especiall star residence n twy project. I believe there will be a good result once start contribute and will follow by every quarter too.
Sad to say Symlife is finally Exposed as more n more investors n punters discovered about tis undervalued stock! No more cheap buy...Analyst has started to cover n write about tis company...Symlife will follow KSL success...
Heavy buying. Up 5.44% in first 30 minutes of trading. Its projects namely Star Residences, Twy and Union Suites are going to bring in hefty profits. Share price will move up together with the profits.
Still low..Hopefully it will slowly go up instead of shoot so fast. When the stock shoot so fast, it will down fast also as alot of contrarian simply buy..If slow slow up, then surely it can sustain long and it meant that alot of value investor are inside..
