tambun indah in pearl city, simpang ampat sales not good. keep do promotion but still not many people buy. beside pearl city now have a lot other developer build also. their price much cheaper than tambun indah.
Hi skl_81: We derived 6+% div yield by forecasting its eps at 24-25 cents. Since Tambun said 40-60% of its eps will be distributed out as div, therefore 24cents x 40%=9.6 cents. 9.6/1.56=6.15% div yield. Certainly, if its eps drops, yield will drop accordingly and vice versus.
At this kind of stage, better buy good div payout company as tambun is one of the good one. Only with decent dividend payout counters able to survives in this market. However you can choose to keep ur funds in FD earn 4% if u think market will continue bad.
All those who took up big loans to flip and speculate on property will suffer in 2015 just like the stock market now. After stock market crash, property market will follow. With all these new houses coming into the market and no buyers, speculators will be desperate to sell. Once the ball start rolling, it will be difficult to stop. Buy property now at your own risk.
just in my humble opinion, even if you miss this boat, there is plenty of opportunity for accumulation next year .... market will be volatile next year.
