Angielim9955, YTLLand has a lot of valuable landbanks. However, The pace of development is slow as compared to other developers due to reasons only known to them. Therefore their profits are low. They made only 0.81 sen per share in 2014 and 1.65 sen in 2015. These profits are not distributed to YTLLand shareholders. The profits are used to pay the interest for YTLLand-LA which was 3% in both 2014 and 2015. The interest payment will be 4.5% in 2016.

Thks! ykykykyk. Long term will be very good for KSL. Short term, the ksl bosses may want to keep the price low so that they can collect the warrants at low price. The warrant holders will be forced to sell if they do not intend to do conversions. The warrants will expire in August.

No doubt the aviation oil price has come down. However, the competition from other carriers especially Malindo will be getting stronger with time. Malindo is flying to Perth and will start flying to China, India and Japan (direct competition to Air Asia). Other local and foreign full service carriers are also reducing their air ticket prices if you follow their recent advertisements in the mass media. Being an low cost carrier, Air Asia has to be cheaper than them. Therefore, what I can say is that the benefits that it may derive from low aviation oil price is not as great.
Actually the number of air passengers in Asia and the whole world is reducing and expected to stay subdued for short to medium term due to the current regional and world economy conditions. The carriers in competition are fighting to grab the diminishing pool of passengers. Therefore, even if Air Asia may become profitable again, its earning per share will not be high.
Furthermore, the growth rate of Air Asia has tapered off in these few years. Just check which potential market that Air Asia has not explored. In addition to that, its expansions to other countries are not as successful as its home turf, Malaysia. Only AA Malaysia and AA Thai are profitable. AA India, AA Indonesia and AA Philippines are losing money. Their growth in their respective markets are slow as compared to Cebu Pacific and Lion Air. It is also doubtful that they may be profitable there.
I can say that its share price may go up or down being sentiment driven in short term. Medium term to long term, it will be an uphill battle for Air Asia.

UOA and IJM are developing highrise residential and commercial projects in Pantai Dalam areas. However, YTL Land is proposing to build landed properties in that area. It is really a waste of resources. If the land is used for high rise development, the GDV will be more than 4 times the present GDV.

The whole project is badly delayed. Firstly, the state government delayed the project for more than one and a half years with the additional requirements and approvals that was found unnecessary and not beneficial to any parties. After the approval was granted, E&O took more than necessary to award the project to the Chinese main contractor. Until today, the actual reclamation work has not started yet. The dredging work which is the first step of the reclamation work is only awarded today to Kerjaya Prospek. All in, the project might have been delayed for about 2 years. They said first island can be completed in 18 months. So if the project was awarded 2 years ago, we should be seeing the first island physically there by now.

I think OSK will not be taken private. The focus is on PJ Development. What is OLH and OSK going to do with PJ Dev. To take PJDev private or to sell off some of their holdings to keep PJDev listed?

MKH is reported and confirmed to develop some affordable housing in the former Pekeliling Flat area. I wonder that apart from that affordable housing, the whole development will also come with some high value condominium or serviced apartment? How big is MKH's portion of land in that area?

The difference is Hap Seng is run by professional Manager. His salary and bonus are tied to his performance. He also needs to get better and better performance so that his value and popularity will increase. Whereas YTLland is run by multimillionaire. An additional million to them is like a hundred to us. Money is not as attractive to them.

860000, U r right. However, I somehow think that OSKH may lump all its development lands in one company (PJD). May be OSKH may do that in one go, inject the lands into PJD for PJD shares, then only distribute some shares to existing shareholders to meet the public shareholdings spread requirement. Anyway, It is just a wild guess.

The dateline for PJD to achieve public shareholding spread requirement is on 6/3/16. As the major shareholder, it is up to the decision of OSKH. Will OSKH inject its development lands into PJD or it will make another general offer to privatize PJD?

KTT n related parties will be the final winners of the SCR. All the valuable properties like Gurney Paragon Mall and the projects like Alila 2, Bayan Baru land, Juru land and Bandar Putra Bertam will be solely owned by them after the SCR. All the groundwork like the residents' protests and illegal quarter problems have been cleared. The low cost flats for the Bayan Baru illegal quarters are also almost completed. It is very sad that the minority shareholders are forced to sell their holdings about 30% of the actual values of Hunza.

This is a positive development. For the next 12 months, the company will have positive cash flow of close of more than RM1bil from the sales of a office tower to Hong Long Bank and sales of 2 blocks of serviced apartment from Damansara City Project. The sales of the 2 pieces of land in KLCC area and Sepang will bring in positive cash flow of RM563mil. This add up to RM1.563bil. Higher than its total borrowings of RM1.209bil. The balance sheet will become very strong.

I thk OSKH wants PJDev to remain listed. They have about 90% already, why take it private and go to hassle to relist its property arm few years later. OLH had mentioned in February that they had been trying to do private placement for PJDev but the market was bad to make that happened.
