One of the reason SP Setia was so vibrant when Liew was there ....has to do with his immaculate charisma when delivering a target and followed by timely announcement. Funny ppl in the industry call him a miracle worker......I don't know what really that means but it was felt when he speaks and when he delivered the final objective ie the Revenue and the projects......this very well could have been a well enforce and planned execution but nevertheless immaculate.
When I look at tropicana, I see a glimpse of that when it was still Dijaya.......slowly but sure that magic feeling is dwindling and spiraling away from the once sparkling gem. As I mentioned, achieving 2 b fr 630k is indeed a spectacular achievement but we all know in business, the mutual trust must be in effect and continuous improvement in the numbers are key. Here we see the head and the hands of tropicana is not coordinating well. I really hate to see, the year end results falling below 2013 and compounded by the high gearing not delivered timely in announcement couple with fumbling from the CEO.......hope my message as an investor is meaningful compared to Ali, ah Kau who attend ur EGM for food and lesser qualified questions.....

Take this analogy.......I say I am a nice guy....but majority don't agree....
This is the same for Trops......they say they achieve 2b unbilled 2b also......and 112% 134% 313% etc....all numbers but the market don't agree......
Easy isn't it to understand.......but Trops needs to action...get rid of those cannot fit into your company

Can malaysia be another Swiss or Monaco......where foreign rich buys properties and businesses in Malaysia??
But diff is in Swiss the tax is lower with higher income......or contribution.....
Malaysia businesses in golden triangle is already taken over by middle eastern a piece at a time....
Properties are already enticing the rich from China, Hong Kong & Singaporean.....
What can the end result be? Look at it this way....my earlier writing I did mention tambun' earlier housing projects on mainland attracted foreigners of a different kind.....ie Banglas, viets, Indonesia etc.....hence value goes down
What if these foreigners are rich and coupled with the growth in infrastructure , development in penang, central & jb......
I think tourism and 2nd home will be a very big industry as we are also seeing hospitality and medical tourism growing is abundance......are u aware that Columbia hospital is being build next to Jaya 1? Soon all businesses will be build around this...

The thing about EnO is they always try....they never stop trying in a positive manner....when market says property is downtrend, they announce their partnership with all the various marketing from Singapore to Abu Dhabi to Japan and etc...their results also show very determine action .....one of it is unbilled and the other is differentiation.....
While hong. Kong property market tumble, China is hedging and Singapore is also following the downtrend......where does that leave Malaysia??
Malaysia is unique if we remove the politics and corruption.....we stand at the lowest priced property compared to open market countries for property.....rich malaysian are buying in UK and Australia....
Make a comparison this way.....in tandem with inflation, market capital and personal income must must increase,...this is the evolution of ever growing.....however in Malaysia, with inflation, our personal income hasn't change.....so what we have is a inflated speculators who buys without real supported income. The govt has clamp this down in recent years especially on the loan criteria to a point of being specific on take home income.....this is to avoid NPL....and the govt further control in areas of property with tax policies like RPGT, , no EPF withdrawal for second home, retarding loans for second and third home etc.....
But fundamental question is this how do they still afford to buy second and third homes, homes abroad, cars etc.....now cars maybe easier to explain as they maybe company cars expense as a need for work related....but houses??
The real measurement now in my opinion, is to measure the change of tide.....measure the difference in the foreign buyer now vs later.....in EnO it's already at 70:30 ratio....with the higher % being the foreigner.....

At least rm2.....cannot b definitive because the value is already there but premature action & announcement and no focus on the share price in the KPI prevented that from happening.....we know each event.....very very well......as I said this is a premium share in property sector simply because they r growing into a SP Setia. Only diff is SP Setia was never a family business. So here there is continuity......
Premium in land exchanges, hedging and back end JV deals.....
I also said, I will sell this share when the price is right if they don't buck up on it performance.....performance here has to do with allowing the price to drop by large margin and no effort to bring it up .....it spent half of last year in a downward trend when it could have been avoided.....
Investors know where the fault is......owner must act
Don't make the premium name tropicana which is so much associated to tropicana golf & country club an impression of dwindling share and weakness in management.

As long as gearing is high, the potential realise earning will not be accurate.....my count is at 25% profit but the potential here is higher. A lot of their land have been hedge......

My avg stock keep are 5 years.....Trops is less than a year but I will sell all when price is right .....as long as they continue to put a mechanical CEO there, I will not re enter once sold......have never seen such a naive lead.....

Watch the buyer seller volume.....it looks back to normal......volume dropping....to see external players from the queue, mark the volume......I like a volume 50% of seller .....very normal but what happens when the buyer volume has a sudden increase........
