i think what it gets now is the payment for construction works, where that after 3 years payment for the next 12 years is for maintenance of the system.

my major two concerns.
1, is the economy there strong enough to attract that many people moving their homes there? mainly about jobs availability. What's Penang's government's plan on the Penang mainland? Industrial? Or Servicing business? Or what? Are businesses in Penang Island considering to move some of their expansion into the mainland? Or there are new investors? Because Penang somehow lack support from our government, for the sake of political concern.
2. As those giants (eco world, sunway, mahsing) moving in to the mainland, can tambun still survive? This leads to the question of is there enough populations to absorb that many properties.

if less project launch, with existing stocks sales not well, earnings should come lower. That case, dividend will also be affected. Huayang has been obviously happening this way.
My average price for Tambun is 1.39, bought since 2013 until recently also added some at 1.09 and 1.16. However, some bought at high price of 1.70-1.80 during 2015.

1. pavilion 2 still under construction now. It will only begin operation in 2020-2021. The sales target has no guaranteed at all. Don't get me wrong, without big surprise, i have little doubt the mall can become a big hit for that area. Pavilion group has strong evidence for great mall management. No matter what, 3-4 years is a long time. And usually any new mall requires few years to bear fruit (with good rental reversion, higher occupancy rate etc), even for great malls.
2. 1.7b sales means the overall retails shops sales, not rental fees.
3. malton does not fully own pavilion 2, just one of the large shareholders.
4. Malton is trading at 15x PE now, that's among one of the highest in property sector.
However, for its rich and quality assets in hand, it does has good potential. But, we never know when it will strongly release those values. Its projects launching has been very slow in recent years, that's why share price dropped tremendously over the years caused by disappointment from investors.

the biggest problem is valuation too high, and there is lack of IBs covering to write reports to support the high valuation for any positive outlook on mid to long term.

this is a long term contract, profit can only come in 3 years later. And before that, the only thing is doing the work + getting some kind of loan to finance the project. "if" all goes well, the profit will double or triple after 3 years. Thing is, at current valuation of PE 85x, it clearly already priced in some of its profit capability 3 years in the future. So yes, to investors, this is the situation right now.

an 18% decrease of dividend is definitely not what investors happy about for its huge cash pile in the balance sheet, that including myself. I am a long term shareholder, already 6 years+ until now.

HL report saying dividend is 1.24 (full year 1.39), but i also read 1.02 (adding the previous 0.15 is 1.17 in total only). hmm.....HL made a mistake? Or Panamy not yet declare a special dividend?

it has so much cash, more than 30% of its current market share. But not using much, just mild expansion on manufacturing, and no increase (but decrease) of dividend to shareholders.

I think, the concept of "depending on when someone bought the share" is fundamentally wrong.
In value investing, everyday is a judgement day. For today, if one thinks the stock is overvalued, he or she should begin the selling plan, although no need to rush for that since earning growth may be on its way, which ends up lowering PE. The same concept goes for buying a stock, no matter when he or she bought it and how much paper profit he or she had on that stock.

based on panamy as a high quality consumer stock. Average PE for this category is about 18x, where those "superstars" goes beyond, ie. Nestle, even though their growth potential may not be as high.

if below 30, it could entered a bigger correction, so not a good point to buy i think. I am long time bullish on panamy. So, if price below 30, i'll wait further to maybe 28. On the other hand, if price stabilized above 30.50, i will continue adding more shares. I still think it's cheap currently. My own fair value is PE 18x.
