Instacom appears hooked or trying to hook into infrastructure plays with Chinese companies. The potential financier is China's new AIIB - Asia Infrastructure Investment Bank - a bank backed by 57 nations including major Euro nations. The management also appear energetic in trying to clinch deals. Infrastructure development associated with China's One Road One Belt initiative is likely to move Asia's and especially ASEAN's economy forward in the next five to ten years. Malaysia is in very good position to capitalise on China's initiative. And so is Instacom, judging from the vibes so far!

@richkid1. You are right. Less risk with KSL. The only risk is what the bangsats will do. But risk still there. Real rock bottom may well be RM1-1.10, although CNY may lift it up for ang pow.

@fyda74. No. Profit will only impact KSL price if reported quarterly profits based on income from operations is 1) more than last quarter and 2) more than corresponding quarter last year.

Maybe fake support from...! We will see. Don't worry if you lose a lot of commission so long as you net profit after minusing the comm and other charged. I played like hng33 in EG and made some money and was not caught when the price crashed.

They can do this with sale of properties (houses, condominiums), i.e. delay or expedite billing but not with hotel and mall income. That's why I said that the present KSL price has priced in the income from hotels and malls but seems to have priced out sales of properties!

Dividend declared or otherwise historically had little effect on KSL shares. But reported quarterly profits have drastic effect on KSL's price. That's why KSL insider can profit immensely either by insider knowledge or better still, if they actually decide how much to report based on either billing or not billing 'unbilled' sales. In the past there is significant circumstantial evidence that KSL's share price was manipulated based on reporting of quarterly profits! Many KSL's investors were and still are spooked. They do not know how much profit is going to be reported next quarter. Visible evidence of profitability such as brisk sales of housing and overcrowded malls and hotels has little bearing on how much profit they will report in the quarter because they can arbitrarily decide whether to bill the sales or not!

Uptrend only start if it breaks 1.30. Confirmed if it breaks 1.40. Otherwise play KSL like hng33 is doing. But hng33 is experienced at playing corporate hit and run!

@choonyong. Property payment is indeed based on progress. But they can delay billing to decrease reported profit or expedite billing to increase reported profit. It takes a sharp-eyed auditor to spy this. But in Malaysia, the external auditors usually just cari makan and it's usually out of scope for the internal auditors unless there is fraud leading to actual losses for the company. Otherwise they also need to 'cari makan'.

The Mall and hotel income have been priced in. It's the property development which seems to have been priced out. This is abnormal!

If the price depends only on big shareholder's support, then play it like hng33. A major driver of the share price is the quarterly profits which fluctuate wildly even when the property market was up-trending. They have huge unbilled sales which is a contradiction. How can a sale which has been completed be left unbilled and therefore not recognised, so that the quarterly can be manipulated? The auditors should query this. But then they are just external auditors and therefore have to 'cari makan' or else they can be sacked!

Yeah, if they are really using their share buy-back facility, KSL would not had dropped so much. It should drop at the most 10-15% from its peak like Matrix. But they have the personal incentives to let the price drop because of the DRP i.e. they get more shares for dividend in lieu. But this also means that they expect the share price to rise in the future. Foreign funds also hold KSL and they have been exiting KLSE. So if they return, KSL price will rise.

Assuming profit for year is RM250M, total profit to be paid at 40% is RM100. RM19M already paid out. The remaining RM81M works out to 7.98 sens per share. This must be declared by the 4th i.e. the coming quarter.

KSL management had said that they are not affected by the down-turn in the property market in Johore because their offerings are in the mid-range. They also have low cost due to low land cost. Their net margins of about 33-5% did not change much. Only their revenue fell by about 27% from corresponding quarter. But their share price fell 48% from its peak of 2.485. The only explanation is that the bangsats sapped the confidence of investors by their shenanigans and that those investors are punishing KSL for it. Compare with Matrix: Revenue fell 18%, net margin is 26%. Share price fell 11% from 2.8 to 2.5!

KSL started the year with the best fundamentals of all the property counters overall and among the best in KLSE. Yet the price is going to holland. I can only guess that the investors, including the funds are punishing the KSL insider bangsats for their shenanigans in tanking the price last February and December 2014. KSL management would have to do offer even better dividends and use share buy-back to up the price to regain investors' confidence! At the moment even MPCorp, a PN17 company, is performing arguably better than KSL!

Absolute rock bottom is RM1.00 to 1.10. This is unless GST and rumours of terrorism severely affect the Mall and Hotel. If an actual terrorist incident occurs, all bets are off. If it falls to 70 sen. Take out your FD and buy - cheapest property cheap-sale in Malaysia - before the Chinese (China's Chinese) get into the act!
