Problem with Tambun is near term it is still very shaky. Look at their unbilled sales and new launches for 2017. The reward will only come in 2018-2020, so I'm in no hurry. I wait for a bargain or look elsewhere. Opportunities abound.
Patience. The downtrend can last for a month or two. There are no catalysts, but with this kind of a balance sheet and profit margins....eventually Tambun Indah will hit gold. I can see it double/triple by 2020, but it does need some strong catalysts.
Penang MTP can be a catalysts. New landbank (Penang or outside) will be a catalyst. Improvement in real estate sentiment also good.
Read the report again. There is only 200 something acres left, and due to complete by 2022. That's one reason Tambun is trading at a discount, cause after 2022 then what? The company since 2013 say it wants to increase landbank. Soon property prices recover, land won't be cheap anymore. They don't have much of a window left.
Still the land and property values would be within affordable range. Batu Kawan land price is now expensive, and Pearl City still offer better range for the middle class.
Assume 2 cents dividend for November, it would be 9 cents total this year. By 5% expected rate of return the DDM fair price is RM 1.80. Surpassing RM 1.60 is almost a certainty because RM 1.60 is still giving us a 12.5% margin of safety.

Got new research paper? I read one of Maybank's which provided very good justification Tambun is worth investing. How to update it on this website?
