A good company is not necessary a good investment, depending on the price you pay. Padini is no doubt a good company and people who have invested in it have reaped very good return. However, a company cannot grow at a high rate forever because as it has grown bigger, it is heavier now and harder to grow at the same high rate. Padini at RM2.13 a piece now, in my opinion is fully valued with not much margin of safety from its intrinsic value. Even if we assume it can grow at the same 15% for the next 5 years as the past 5 years, it's intrinsic value is still not meeting my minimum 30% margin of safety to invest in it.

tonylim, i have a house to live but not an investment property. I don't think is wise to invest in property unless one has so much money and wish to diversify. Not me. If you wish, we can discuss at length why I think property investment is not that good financially as most people think.

you can invest in REITs

I am not too sure about whether it is a good idea to invest in reits because it does appear the dividend yield is good as it is a statutory requirement for reits to pay out 90% (?) of their annual earnings, and the tax advantage of only 10%. It depends on the properties they hold and the rental return etc. However, it seems that reits have a habit of asking for right issues often to acquire more properties so much so that the dividend investors received is eventually overwhelmed by the money they have to fork out for the right issues. If the return of the newly acquired properties are good, more than the cost of capital, than it is ok. But this often isn't the case. There is an agency problem involved here too because management are separately compensated for acquiring of new properties. How ridiculous! So the tendency is simply acquire and don't care if the acquisition is beneficial to the shareholders or not. Anyway I am no expert in this and need to do more research on this.

tonylim, I am learning too. It is good to learn from each other. But i think we should start a new property discourse. I can start to write on my thought and analysis on this may be in a few days time. Meanwhile anybody wish to share his thought?

Posted by Fat Cat Tim Buddy > 2012-09-22 21:04 | Report Abuse

this stock is far from fully value :)

when dlady hit 25, everyone said fully value, hit 30, they said over value , now it hit 42 , what can you said now? ( seriously, 42 is really over value! :p )

and so do BAT and nestle, especially BAT, their revenue hardly grow, but the stock price keep going up.

hooi, do you invest in other company as well, beside padini?

Oldtown listed history < 3 years, Padini listed > 10 years, Oldtown needs time to build confidence. Oldtown major shareholers sold shares > 2.00. Padini major shareholders hold shares even share price up to 2.37. Oldtown entering to China more interesting than Padini entering Indonesia market. Short-term buy Oldtown at 1.75-1.81, hold at 1.82-2.00, sell > 2.00

oldtown coffee taste like longkang water, i tasted it once and never buy again, zero confidence in oldtown, i have no idea why it share price keep going up...

Posted by fooltrader > 2012-09-25 08:25 | Report Abuse

Hi Fat Cat Tim Buddy, Agreed with you. My experience is the quality of the coffee&other beverage is really depend on which outlet you are visiting. If the outlet kitchen is fully depend on the foreigners, then the beverage served is really taste badly. However, I can find a few of the outlets outside KL areas is still not too bad.

Hi Fat Cat Tim Buddy, my advice, try their 3-in-1 hazelnut instant white coffee instead. At least it's been made by myself and it's got quality control from the factory :p
