(吉隆坡25日讯)金群利集团(MATRIX,5236,主板产业股)指出,2018财年的产业销售额,有望突破12亿令吉。集团董事经理拿督李典和指出,该集团2018财年销售目标为10亿令吉,意味着每一个季度必须取得2亿5000万令吉。
“不过,截至上周,我们已取得接近4亿5000万令吉的销售额。首季还没结束,销售额就已经超过目标近一倍。由于集团的产品认购率
高,我有信心在本月底可取得5亿令吉。”
李典和今日出席与马银行投行一项签署协议仪式后的记者会上,发表谈话。
他说,今年集团准备推出约15亿令吉发展计划,根据以往记录,认购率料达80%。
“从这个趋势来看,取得12亿令吉的销售额并非遥不可及。”
此外,李典和也说,市场需求一直都在,关键在于房产的地点和负担能力。
巴生谷买家逾60%
“金群利集团向来都提供可负担房屋,所以并无面对需求短缺。”
他举例,公司在2013年上市时,约有30%买家来自巴生谷,而在2010年则是少于10%。
不过,他们相信巴生谷市场将会放缓,因为房价太高,因此,该集团会尝试抓紧市场。“今年和去年,来自巴生谷的买家超过50%至60%,所以对于有地房产市场很有信心,我们知道这是在可负担价位范围内。”
首发2.5亿回债
今天,金群利集团与马银行投行签署协议,发行2.5亿令吉回教商业票据,并安排在6月发出首批回债。
集团主席拿督莫哈末哈斯拉指,发行回债所筹得的资金,将用于融资未来投资、营运资本要求及资本开销,如扩大地库规模。
伺机并购
“这是集团自2013年上市以来,首次进入债市,肯定会为我们带来足够的资金,扶持业务增长计划和策略。”
他补充,这也将成为金群利集团的备用资金,一旦看到收购产业的机会,就可利用资金攫取商机。
同时,他说无论市场发生什么事,该笔资金将可维持集团的稳定。

Don read so much into EPF movement. Nowadays, EPF investment is not looking long-term only but also contra a lot. EPF is setting bad example. They move in quickly on counters with dividend announcement, and move out juz before ex date and juz after ex date.

Their main development of Bdr Sri Sendayan is so close to the HSR and MVV, sure for the nx few years will in good shapre. can keep for mid term. I went to that area, so well plan township and biggest clubhouse in Malaysia is there...

Referring to latest QR, Matrix average take-up rate is above 80%, contrast to average industry take-up of 31.4% only.

Let it drop to 2.4+ level, get more chance to buy at cheap.
This is good stock, dividend yield >4%, slow and steady, just buy not worry.

Matrix is consistently distributing out dividends, and relatively great in public relation with investors, while KSL lacks of this two factors, eventhough KSL margin is marginally higher than Matrix. Matrix is a safer bet but KSL might jump exponentially in long term. I use the word 'might jump'.

Watch the upswing now. Right now it oversold and gaining momentum upwards. From what that can be sourced from the Net, one can see that this is a very considerate developer who has a track record of consistent dividends. One should also take heart in the fact that it is big in Negri Sembilan and Southern Selangor/K;lang Valley. From the little I know, the major townships like Seremban and Seremban 2 are nearing full development with spillover effects expected towards neighbouring smaller towns. Just find out what its landbanks are, how much they are worth, and when development is expected, then you will know how much you are expecting from Matrix.
