I just came back from KK,
(Personal opinion)
I will be brief:
The mall:
1- Imago mall seams pretty well built and is on par with a modern-city mall.
2- The occupancy rate is very high in the mall; especially the lower floors.
3. The company intends to keep the lowest two floors under its management - i.e. rent them out not lease them - I can deduce from that that the company will take care of the building because they have a big stake in it.
4- I asked around and the response I got from local real estate agents, locals living in KK and taxi drivers was very favorable.
The company:
1- When I asked if they had a bad reputation, I was told that the company has a good reputation and they build high quality buildings
2- As far as delays go, I was told the company is sometimes is by a very short delay.
The future;
The company has already sold almost if not all of KK loft condos, the mall will be filled with tenants - Look at TripAdvisor, the mall is ranked #1 mall in KK by tourists. The company is in a very good position to take on the slump in real estate because they have yet to announce any new projects and their older projects are already sold.

Upsidedown119: Thank you for your kind words.
Well, I took some time off and came back with a fresh set of eyes.
The uncertainty in the markets around the world is a bit "spooky,"
however, I did come up with a strategy that I feel comfortable with - this is in regard to KLSE only -
- Maintain very bearish outlook on USD
- Hedge investment-grade, value stocks currently in the portfolio - no need to sell at paper loss - with put warrants shorting the market.
- Hedge put warrants shorting the market with a (high-risk/high-gain) tail-hedge - call warrant. (Very cheap and no need to buy too much)
Final structure as follows
(investment stocks) -------> (Hedge: Put warrants - many to chose from - expiring after Dec/15) -------> (Tail Hedge: Call warrant - FBMKLCI-CO - expiring Sept/15)
The way I figure, this protects my holdings no matter where the market goes, and I stand to gain either way due to the difference in prices paid for hedges)

One more point on the company buying back shares...
While it is true that a director engaging in adding shares to his/her portfolio of said company is a better sign of confidence than, say, the company buying back it's own shares...
I personally have more emphasis on the director's disposal of shares as opposed to the acquisition of new ones.
A quick look at the director's transaction history reveals that there has not been any disposition as of late. (As a matter of fact... there are a bunch of DRP executions dated 08/21)

With all due respect I am very firm that all the problems we're seeing in EM indices are caused mostly by the Fed's unwillingness to admit the fact that a rate raise is off the table.
Until the Fed capitulates and admit it will throw a life line (QE4 or whatever they call it) to the market.... the carnage will continue.
I am looking at Jakarta.... -4.75% so far....

I don't have anything to link you too... these are just my numbers. (which could be wrong, please crunch your own numbers)
The newly opened mall is on a rental - not lease basis - and the company's last report indicated that it would not reflect in that quarter.
If you look under "retained earnings" for the last quarter and compare those to the previous one... maybe you'll see what it is I am referring to.

The chart represents the amount of money companies - in the S&P 500 - spend on share buy-backs
(Personal interpretation)
1- The very dramatic increase over the last few quarters is very obvious (companies are buying-back a lot more shares)
2- There's only two reasons I can think of that explain this spike;
A- The expected tightening of monetary policy and the expectation of a "near" end to "cheap money" pushed companies into borrowing money to buy-back shares (Think of it as a last squeeze of sorts)
And/or
B- These companies are running low on investing options. (Stagnant money)
- Example: http://www.bloomberg.com/news/articles/2015-06-05/tim-cook-is-giving-pimco-a-run-for-its-money-in-the-bond-market
Share buy-backs then seem like an option as opposed to letting the money just sit there.

Either way,
The bottom line is this... companies and central banks are buying the market not investors.
This cannot go on forever.
When the Swiss national bank (Switzerland's central bank) buys Apple stocks, and Apple buys US bonds...well...I have no comment.

Here's my two cents....
I think the company buying back shares - as a means to stablise the price - is not the optimal use of cash.
Market forces are pushing the price down - underscore the word price here, not value.
They should allow that to happen.
I do, however, deduce that since they have been busy buying back shares; we might be in for a surprise with the upcoming report.
If that turns out to be right... the market would have delivered the ideal circumstances for them to behave that way. (they bought at the current, discounted market price just before their report)

I am not much of a talker so excuse my being blunt and brief.
1- I have been shorting the MYR since late 2014 (USD,
CNY, AUD) - it was rewarding to be on the boom of the bubble.
2- Pretty soon I will start shorting the USD (US recovery is BS) (Think SGD, CNY, CHF and MYR)
- I don't want to be caught in the bust of the bubble.
3- I am shorting the market in Malaysia for now (The worst is yet to come) - I believe there's quite the profit to be made in the medium short term.
4- Once things settle at bottom, I will indulge in discounted stocks that have sound fundamentals

(I don't have a crystal ball.. I could be totally wrong. Do your own research)
1- Over the last few quarters, the dollar has been gaining against all other major currencies.
2- A lot of capital fled these so called "emerging markets" in favour of holding dollar denominated assets. It was a great ride and some - me included - made substantial FX gains.
3- That ride is about to come to a stop either through:
A- The Fed raising rates (look up charts on DXY and Fed initial rate increases),
B- The Fed not raising rates (investors will get tired of waiting and call the Fed's bluff),
C- Or the Fed engaging in Quantitative Easing round #4 (China just devalued it's Yuan and flipped the middle finger to the IMF)
4- Once that occurs, There will be capital flight from USD to other currencies, such as MYR.
5- Once step number 4 happens, the smart money will come looking for undervalued assets.
6- You're are looking at one of the most undervalued, non-debt laden, asset heavy, growing companies in the market.
Sept 15 is just around the corner... the smart money will try to find undervalued assets around sept 10 - 14
