AXIS if 1 or 2 or even 3 properties cannot rent out, impact to earnings is only minimal.

But if ATRIUM 1 or 2 properties 0% tenancy, it will greatly impact earnings and thus dividends...

Anyway from 2021 to 2023 I think risk is fairly minimal for ATRIUM.

Just did a calculation.

Taking past 3 years earnings, assuming 75% payout, you can get easily 50+ sen dividends

So that's min 5.0% dividend yield, if no special payouts

Actual incomes in cash could be 110 million, 120 million or even 150 million.

So it can be perfectly acceptable for the company to pay more than 100 million as dividends.

Understand that there is difference between EARNINGS and EARNINGS AVAILABLE FOR DISTRIBUTION.

Earnings = Profit which included a lot of accounting adjustments and paper profits/(losses)

Distributable earnings = usually recurring cash incomes which the company has no immediate use for which will/can be fully paid out as dividends
