I think FMH project is a good initiative. In every, economic recession. Central Bank will reduce interest to increase market liquidity. In this process, rich gets richer as they know what they can do with the lower interest rate. Not the ordinary middle income group.

Hence, this is a targeted economic stimulus package.
1) First time home owner invest RM100K to own a RM500K property. Let say monthly rental gives RM1K, that translates into RM60K return on top of the potential capital gain after 5 years.
2) For those developers, especially over-leveraged developer with high inventories, 20% can greatly reduce its finance cost and improves company's liquidity. And if that project turn into successful housing project, they will have opportunity for capital gain from 80% ownership. What does this mean? Developer no longer need to sell too far into future price as they will have a piece of future price.
3) Institution that back this programme, e.g. Maybank & CIMB will hv opportunity to gain from real estate property capital appreciation.

Here's the bad side.
1) Bank loan revenue from property will greatly reduce.
2) Not all first time home owner can afford to foot RM100K one lump and, negates will benefits of this program if they go for personal loan to raise this RM100K
3) What happens 5 years later; you will hv a situation where more supply than demand in property market. Well, I can't say bubble will burst then.
4) Drive the current property price down further as there are cheaper options.
5) Now, to own a property, you only need to pay 5% deposit. The rest depends on loan approval. And based on the poor take up rate, you can safely say many failed to secure loan. As our household debts stands at 84%.
6) Property location, are horrible in my point of view.

if you just spend a minute to open the link and use ur brain for a minute, Malaysian household debt is at 84% household debt per GDP in 2018, grew steadily from 60% from 2008 before peaking at 89% in 2015. That's also the height of property price. 2015. Here's the thing, its either Malaysians stop shopping, start to chance debts from non-housing to housing, and dramatically improves GDP, Malaysian's ability to buy house is just NOT THERE.

Armada's Total Asset is RM18billion. If deduct Property, Plant & Equipment RM 9 Billion. Armada has total of RM9Billion in cash or debt asset. Total people owe armada money (Long term - RM5Billion) (Short Term - RM1Billion), Cash Equivalent(RM1.4Billion) - Has total RM 7.4Billion.

Total Armada has to pay people now (Current Payables - RM7.8Billion which RM1.9 billion are from Kraken). I think this CFO's job is to convert RM9 billion worth of cash assets in form of receivables to settle the RM5billion current payables.

Given the strong revenue streams, should be no problem.
It feels like there are forces that's trying to squeeze Armada's profit. This is mostly management's fault to give people opportunity. Hopefully with Kraken on full charter, quarter revenue goes above RM700mil. That should give clear picture of Armada's future.
