= 9.72 times
how the hell did the auditer/ valuer get to this (sekolah ke tak sekolah ni? degree palsu ke? atau ikut arahan?)

so that the value RM 370,865,000 is actually the price of the 26.86 acre if it was at 30th june 2012. as i stated the price should be 2 to 3.5 times ... so for mid 2012 they choose 2.85 times to get to this value.
why so stupid valuing land that has already been sold to value a land they still has with 9.72 times bigger???

this counter is sure better than tebrau ... at least 5 times... if tebrau is now RM1.53 so KSL should be 5 x 1.53 = RM 7.65 ... but tebrau is goreng counter... so this KSL should be at least half of it...RM 3.82 ...but if the share is 2.01 the market capitalization is only RM 800.6 millions ... this is absurd... compared to all the values above ... now it has reached 2.15 its highest before , so need to break resistance at RM 2.15 ... and if u want to play for short term only ... The positive newsflows on Iskandar Malaysia has picked up considerably over the past three months.

Notable newsflows are the announcement of the proposed KL-Singapore High Speed Rail project and Singapore-JB Rail Transit System Project, as well as the entry of major foreign real estate players like CapitaLand, Ascendas Land and Country Garden to undertake development projects in Iskandar Malaysia.

Also, the latest property cooling measures implemented in Singapore (higher buyer stamp duty, lower loan-to-value ratio) have driven some prospective Singapore property buyers to Iskandar Malaysia. These positive developments, coupled with improved market sentiment, have resulted in the share price rally of developers with sizeable exposure to Iskandar Malaysia.

KSL Holdings Bhd is a real estate group with strong Johor roots to ride the Iskandar boom. We estimate the group to have three township projects with over 720 acres of land bank and RM2.5bil gross development value (GDV) in Iskandar Malaysia. Its projects are spread over three key areas in Nusajaya, Kempas and Ulu Tiram, enabling the group to undertake multiple concurrent launches and capture the rising demand in different localities within Iskandar Malaysia.

Also, the group's key property investment assets the 450,000 sq ft KSL City Mall and 868-room KSL Resort Hotel are the key beneficiaries to the higher economic activities in Iskandar Malaysia. We gather that the KSL Resort Hotel is enjoying high occupancy rates driven by its strong marketing team as well as strong underlying demand for Johor hotel rooms.

KSL had undertaken two major capital-intensive projects in the past four years, namely the development of the integrated KSL City project as well as the acquisition, planning, site preparation and landscaping of its 445-acres Canary Garden project. These projects came to fruition in 2011 and 2012 and the group is now enjoying high occupancy rates for its KSL City Mall and KSL Resort Hotel as well as decent take-up for its Canary Garden residential and commercial properties.

Moving forward, we forecast that the group will enjoy strong free cashflow of RM30mil to RM80mil per year, assuming RM40mil yearly capital expenditure (capex) for land acquisitions.

In view of the rising Iskandar property market, decent take-up for Canary Garden and stronger free cashflow ahead, we opine that KSL is a potential privatisation target (Ku family currently owns 51% of KSL). Assuming a cap rate of 6% and RM300,000 per hotel room, the combined market value of KSL City Mall, KSL Resort Hotel and its two Giant hypermarkets are approximately RM950mil, comparable to its current enterprise value of RM975mil, or RM2.46 per share.

Johor’s largest retail complex will offer gross floor area of 880,000 sq ft
JOHOR BARU: KSL Holdings Bhd will be opening part of its KSL City project development the four-storey retail complex on Dec 12.

Executive director Ku Hwa Seng said the retail complex would be Johor's largest shopping mall with a gross floor area of 880,000 sq ft and 2,800 indoor parking lots.

He said the podium block had 420 retail shops, 50 food and beverage outlets, and eight cineplexes, including two 3D screens.

Ku said the atrium of the retail complex would also house Johor's largest indoor electronic billboard made up of nine 62-inch flat-screen LCD televisions.
Work on other components of the project is progressing well and they are expected to be ready by the end of next year, he said in an interview with StarBiz.

Dubbed one of the biggest commercial complexes in the southern region, the RM500mil KSL City project also houses hotel and apartment blocks.

The project is also the first such development in Johor that combines retail, hospitality and high-rise residential living, similar to those found in Kuala Lumpur and Singapore.

The 1,000-room KSL Resorts Hotel comprises two 20-storey blocks while D'Esplanade Residence @ KSL City offers 346 units two 33-storey apartments blocks.

Glass Tower I and II offer 242 and 104 units respectively with built-up areas ranging from 93.83 to 929.03 sq m that are priced from RM500,000 each.

Our apartments have attracted Malaysians as well as buyers from Hong Kong and Singapore. With the influx of foreign investors to Iskandar Malaysia, we believe they will also snap up our units, said Ku.

He said the project's location in Century Gardens less than 3km from the Johor Baru city centre and the Johor Baru Customs, Immigration and Quarantine complex in Bukit Chagar would be a strong selling point to buyers.

Ku said KSL was confident that the hotel would do well, considering most hotels in the Johor Baru central business district were recording almost 90% occupancy rate.

He said Johor also benefited from Singapore's Sentosa World Resorts and Marina Sands Resorts as Malaysians planning to visit the resorts would probably stay in Johor Baru as the hotel rates in the republic were too costly for the average visitor.

Presently, Singapore is facing a shortage of hotel rooms and the average room rates of S$300 could further increase to S$500 by the time KSL Hotel is completed.

We are planning to have a tie-up with the two Singapore casino operators to provide shuttle bus services from KSL City to the two resorts, said Ku.
