For those who regret buying Unimech, you should be regret for not holding long enough or buy the shares earlier. Unimech has a fantastic earning trends, growing year on year. Although it might not be hot as pure O&G and property stocks, but Unimech is growing through its O&G subsidiary in Indonesia. The current share price might not reflect its potential growth, but I believe in 4-5 years later, Unimech will be among favourite growth stocks. It is not shy to inorganic growth, as shown in acquisition of O&G subsidiary in Indonesia, and I believe it is a matter of time before Unimech gobble up smaller company such as Turbo-Mech & etc.

Hong Leong increased their TP from RM2.05 to RM2.55, while RHB has pegged their TP to RM3.00 from RM2.50. Last week, shareholders has approved dividend payment of 4.6cent, which bring total dividend for FY13 to be 6.6cents.
Tambun had just topped up their landbanks by 30%, adding the GDV by 1.1bil. Tambun's MD also said that they were keen to venture into Klang Valley especially in suburban areas such as Rawang, Kajang or Bangi.
If Tambun reaches RM2.50, it will join the list of 1 billion dollar market cap company. See what happen to Titijaya. Funds are buying the shares like nobody business after it has reached 1 billion market cap.

Looks like they will be focusing Sg. Petani after this. Although property price in Sg. Petani is not as high as in Penang, it will receive spillover effect from the opening of Penang 2nd bridge.

If the rumour of merging OSKProp and PJDev is true, Ong family might push OSKProp price higher to gain more shares in the merged company (Ong family has 28% in PJDev). Eventhough the current market cap of PJDEV is higher than OSKProp, OSKProp has a better balance sheet compared to PJDev. PJDev is reported to buy a RM450 million piece of land in Australia via Yarra. Deducting the proceed of RM220 million from sale of Menara PJD, they might need to raise cash to fund the purchase.
NAPS for OSKProp might be higher if they revalued their landbank..
2014-06-18 23:42 | Report Abuse
Agree with you brendonyeap. Although Icon8888 said that OSKProp does not have strategic/prime landbank that can urge them to privatize the company, OSKProp is holding a huge cash with fairly low borrowing and this might entice them to privatize. WIth 25% more to acquire, it is not a problem for Ong family since they are flush with money from the partial sale of OSK Investment Bank to RHB.
One of the rumour is the merging of OSKProp and PJDev (also owned by Ong family). PJDev has completed the sale of Menara PJD for 220m which can reduce their borrowings, although the amount of borrowings it is still significantly higher as compared to OSKProp.
OSKprop has been consistent in giving dividends (partly due to major shareholders reward themselves) and I believe the dividend for this year might be higher than 10 cent.
2014-06-18 00:20 | Report Abuse
Transaction volume is low since it is tightly held by Ong family. If I'm not mistaken they hold close to 75%. Usually bank/financial firm give rating to company that has market capitalization above RM1 billion since they can be invested by fund. But I do agree OSKProp is undervalued.

almost RM2.00. If the EPS continues to be consistent for the next 3 quarters, annualized total EPS will be around 38.00 cents. A conservative 7x PE will value OSKProp at RM2.66.
Assuming OSKProp declared 10.00 cents dividend this FY and if there is no revaluation on land value and others parameters do not vary much, then NAPS (NAV) will be around RM2.00 .

I've studied their balance sheet. Their debt is on the downtrend, which is very good! But they are losing money almost RM1.5 million/quarter for their JV (with Wilmar) in China. Removing that from the equation, 3A net profit should be around RM16-RM18 million/yr. Currently their JV in China is operating at a meagre 30% capacity only. I better wait for signs of recovery before investing in thi stockk.

earnings decrease but they can maintain dividends due to huge retained earnings. Thanks to those who sell their shares. Can collect at lower price! haha

Total borrowings reduced, cash increased. That's good. I agree with BenGraham. They have mention in the previous notes that difficulty to get advertising permit had delayed their launches for TWY and Elevia. These to projects will contribute to Q1 and Q2 FY15. For Q3 onwards, additional revenue will be coming from the Sabah and Kelantan's projects. The increased dividend from 3 cents to 4 cents shows that their cashflow is getting better.
Symlife used to have big baggage in term of huge borrowings, but at current level it is manageable. Going forward, it is interesting to see their progress since their product mix consist of from mid to high end, and they have projects in Klang Valley and Selangor, where demands are good.
Current share price is in the consolidation mode. Once it breaks the resistance, it will move close to is NAV.

Result will be out by this week. If the performance is good, expect the share price to fly. As for now, fundamentally there is nothing wrong with this stock except the share price is purposely surpressed by the big sharks so they can collect at lower price.

I think the share price is controlled so that the private placement price won't be so high. Usually share prices will be 'overhang' until the private placement is over. But in stock market, anything can happen.

excitement on Friday was dampened by poor market sentiment. But it almost breach RM2.00. I beileve OSKProp will be gradually increased from next week onwards.
2014-05-23 01:00 | Report Abuse
I think the current poor share price is due to the conversion of warrants. Our capital market is so efficient that the share price will adjust accordingly. It is not that Tambun has lost its lustre but with 40% stake, Mr Teh can hardly dictate the share movement. Stocks like Titijaya, OSKProp, can easily being pushed up because the main shareholder own more than 65% percent.
2014-05-23 00:52 | Report Abuse
huat ar! If Oskprop managed to maintain their performance until the end of FY, EPS will be around Rm3.60. Minus debt, it will be above RM3.00. Debt reduced while cash and retained earnings increased to RM124 mil and RM160 mil respectively.
Share price jump today? Wait and see. =)

I believe this stock will prevail over the time. Regular dividends (around 6 cents or 3.8% at current price), huge cash reserves and tight shareholdings. The shares price is currently below their NTA of 1.77.

I'm sorry. Quite busy these two days. Mr Teh converted 6.4 million warrants into ordinary shares, causing the share base jump to 404 million. He now holds close to 40% of the company. Maybe he thinks that KVC might be a threat if he does not increase his shareholdings.
FYI, I currently do not hold TILB shares after I've sold all my shares in early april and switched to Titijaya when it was around RM1.90 due higher growth trajectory. But I still like Tambun and maybe will reenter if the price drop.

first Chen Kai Voon bought from Nadayu group, and now he is selling his shares. and gnat, you are correct. Mr Teh exercised his ESOS and converted his warrants to ensure that he is control of TILB.

Westport managed to outdone its direct competitor, NCB by controlling 70% of business in Port Klang. NCB (under PNB) only managed to get 30% market share and it is shrinking year by year. That's is why NCB is rated lowly (PE 9x)

to newbie, investing requires patience and takes time. Last year, I bought Tambun at RM1.40 around July. At that time Tambun had just announced their Q2 result which was a record at that time. Everthing is good but suddenly QE tapering things struck (hate that we always panic too much) and the share price nosedive until at one point it reaches RM1.12. Knowing that it is fundamentally good, I decided to wait on recovery and happily sold at RM2.00 in April this year. Plus got some dividend in between some more. haha
2014-05-01 10:49 | Report Abuse
I noticed that property counters are badly hit this week due to QE tapering fear. Symlife is fundamentally strong, with debt decreasing and cash rising. Major shareholders are still holding on their shares, except for warrants.
Symlife does not pay cash dividends right now (last time distribute the treasury shares), although it had done so in the past. I believe they might be using cash to pare down borrowings before giving out dividends again. With several projects in Klang Valley, Symlife has a good prospect, and it is undervalued NTA (RM1.93!).
If it managed to get the EPS 4 cent for last quarter, total EPS for the whole 2014 will be around 17-18cent. At PE 10x, symlife will fetch a price of RM1.70 to RM1.80, which is close to its NTA. Actually I am excited to see the price going down, giving me time to collect at lower price. Btw, its Q4 FY14 will be announced around 29th May 2014. So stay tuned! haha

It is good to see their earnings have been consolidated quarter 1. If they manage to maintain the earnings, their net profit will hit RM100 million, which translatest to 25cents EPS.
As said by gnat, they retain some net profit and give out a conservative 10 cents dividend this year.
If we take let a conservative PE of 9x, Tambun will be worth RM2.25.

there is nothing wrong with the fundamental of the company. since symlife has a large free float compared to several notable property players, it is common for retail investors to take profit when the share price reaches new high. On the positive side, correction of share price at this stage offers the investors to buy at lower price.
It is interesting to see next quarter result. I am suprised to see the previous Q3 result. They have managed to bring down the debt and increased the cash, reserve capital and retained earnings. I believe this trend will continue for next quarter result. Maybe they will announce small dividend as sweetener.
As long as it is fundamentally strong, temporary dip is negligible.
Cheers!

guys, don't quarrel over stocks. Haha
Btw, Ivory and Tambun are quite household names in Penang. I can see many advertisement/billboards regarding new launches by them. The only difference is Tambun has a good management. I do not say that Ivory management is not good but they need to improve project execution and billing, so that their earning grows smoothly like Tambun.
Ivory is indeed a good growing property company but with huge share base and no dividends reduces its appeal. Hiccups in reviving the Plaza Rakyat Sentral also does not help them.
Just my humble opinion. Btw, I only have degree in engineering. lol
Cheers!
