Anyways, made a check for you. Inventories value never move the first half of FY18 and they reduce their exposure to fair value financial assets by 10%.

@alooloo, did not see your point regarding Berkshire. Obviously they are not close, you are missing the point I am making. As age of high interest rate is coming, Insas will suffer negative fair value adjustment, how about Berkshire?

@bluebiznet, I do not mind if you say I am the one is who blinded but you have to give me FACTS to support your statement. I recommend you to truly READ what I have written, I am stating the fact that operating activities are turning into positive inflow which actually a very big development for Insas in particular. A stock can remain undervalued for a long time despite the low PE, who in the stock market does not know? I won't use much facts against someone who bring up MARKET SENSE in their argument because that is so vague to begin with.

1. As a value investor, I assume that I am buying not just a share of the company but the whole company itself. How can you say that Revaluation Gain is a paper gain? Assuming you buy the company and wanted to sell some of their properties, are you going to sell the properties at PAST COST? Obviously no, property is also a form of assets in the company, do not overlook it. Future cash flow depends on your judgement, do you believe in the management by looking into their past records? it is up to you, i am just stating that a huge chunk of value is still hidden due to the properties not being revalued.
2. I never mention the increased cost is due to the PPE investment, I say that PPE investment won't bear fruits so fast.

No more cost overrun for Fy18 and a possible gain from early handing over fees. FY18 has healthy orderbook backing. The risk is one of the projects in FY18 has cost overrun again or gearing issue.

In regards to dividend, you can see the they are reinvesting into their development. Therefore, it is not a good time to declare any dividend if the management believes into getting a higher return on their reinvestment.

They have proven their expertise in getting a good ROE, I believe they have taken cost measures for years ahead to increase their profit margin while increasing their revenues.

@alooloo, nature of Insas business, cannot see operating activities only, you need to include investing activities to get a better idea. As you mentioned that all the cash comes from disposal, that does not undermine their capability. To dispose of, you must first own and nurture which is part of their business.They have also been investing successfully overtime (fair value gain more than the loss).
