Too many assumptions what if this and that...talk until so long...only I know if buyer not even dare to commit to buy with 20% loan for his own stay if he qualifies...no point of talking what happen 5 yrs later. I know one day for sure he/she will end up either renting other ppl home for life or sleep on d street.
If d attitude is right, get a roof top 1st then stable down, start doing proper financial planning for the next 5 yrs to come. Otherwise, u will be poor for next of your life.

The scheme also address another bigger issue...Default risk. As buyer now only take 20% of the loan, default risk is certainly lower as compare to the current practice where you need to borrow 80-100% of the loan when interest rises.

No need to think too far when u make assumption what happen to the home prices up or fall in the future. If the px is up in d future, obviously all will benefit from it but not d other case. It applies to any kind of investment. The objective of the scheme is to solve the current problem facing by developer and buyer...unsold existing unit and affordability of home buyer. It does address the issue here.

Let see whether Gamuda costing expensive for their underground MRT line 2 construction or not. Just take a look of Spore Thomson Line, a fully underground MRT line to be connected to JB in 2019. Thomson Line cost of construction estimated to be S$18b (MYR54b) with length of 43km. Our MRT Line 2 Sg Buloh-Pjy with the underground portion, total length is 9.5km with estimated cost of construction MYR16.7b....If u apportion the with Spore line, total cost for the 9.5km underground 18*/43*9.5=S$3.98b=MYR12b...Why Gamuda charging MYR16.7? Don tell me our land cost and labour cost both are more expensive than Spore? The difference of 4.7b is what Tony Pua is looking at...

Too many MRT station very close to each other. Why never drop some to further reduce the cost. Take eg Kepong road, from Kepong Sentral, Metro Prima, Kepong Baru, Jinjang and Delima...all together 5 staions but the distance only 7.3km. That is really mad with less than 1km in btw u have 1 station. The same apply to SK, total 7-8 station in btw. Sickening when taking the MRT 1 and also the LRT in Puchong, the train simply cant run smoothly and it all run like turtle. In btw u can just offer free bus service for the passengers to run along the road.

PH has high chance of winning this time round due to Dr M factor. Don't simply under estimate Dr M impact to the coming PRU. Past study show that Dr M factor much bigger than S46 and Anwar when both split from UMNO in the past. When S46 and Anwar split from UMNO, UMNO no of parliament seats down approx 20% from 109 to around 90. The no of votes fro UMNO also down approx 20% from highest 49%+ to present 35-39%. Dr M impact simply cant ignore. U can see DR has the ability to make Badawi to PM, forced him to step down and make Najib to became PM. He is just like Spore LKY. Some more, Dr M able to draw in big crowd in UMNO last stronghold, Felda. None of S46 or Anwar able to do that. U see what happen in last 2 weeks "ceramah" in rural area Kelantan, Kedah and Perlis? Crowd turnout more than 10k. Past analysis for PRU in 1974 to PRU 2013 indicated no matter how SPR making changes to the constituency, it always benefited the opposition in long term. The no of parliament seats increased from 154 in 1974 to present 222 in 2013, only opposition see the biggest beneficiary. The BN finding hard to win more. It has struggling to maintain around 130-140 parliament seats.

none of the above is superior than any other...it need to combine the 3...1st biz sense..really not so much of future yrs EPS better than current yr...It should be more on macro level always come 1st...then TA for getting the right timing to buy and last FA...to support the price trending up in the future....The macro level is most critical...here u r able to determine turnaround point...it has to be more than just news from the media...best if u get chart and statistical report to back-up so that u can have precise point to get in...
