（吉隆坡23日訊）銷售達8億零200萬令吉，未進賬銷售達8億8千800萬令吉的高美達（GLOMAC，5020，主板產業組），基於核心發展（八成的未發展價值）坐落於新成長區的有地產業，預料不受發展商承擔利息計劃（DIBS）措施衝擊，前景受MIDF研究看好。
分析員參訪高美達發展的3項城鎮計劃，認為其前景良好與具催化因素，非正式的40%派息率討喜，預料2013至2015財政年週息率達4.5%、4.6%與5.2%；這個財政年淨利有望突破1億令吉。
分析員說，高美達積極在萬撓推展可負擔得起房屋計劃，在萬撓Saujana Rawang推展的345英畝10億5千萬令吉計劃，另5億7千300萬與2億8千300萬令吉計劃將於2014財政年推展。
該計劃位於發展中的萬撓走廊，基建將於年杪或明年初完成，這有助加強煤炭山四通八達層面。這項發展計劃也獲發展商產，有130單位店屋，已推展64單位，定購率為92%，店屋價介於70萬至100萬令吉。
至於住宅產業方面，最近推展的Egrata雙層排屋，22英尺乘75英尺價格低於50萬令吉，6月初推展122單位，定購率達80%。另外其獨立式房屋售價介於80萬至160萬令吉；將推展兩期的半獨立式房屋，售價約100萬令吉。
至於Saujana Utama（SU）1千英畝的城鎮，迄今已銷售7千659間住宅、商產與鄰近的SU購物中心，附近小學、中學、警局等設施一應俱全。目前人口5萬人，一旦晉入第四期後有望增至7萬人。
“最近推展的SU3主要有75萬至90萬令吉的半獨立屋，也有45萬至49萬令吉的排屋。目前要發展SU的600英畝地段，最近的SU4釋放8億令吉發展值，建築地段達200英畝，明年2月推展，將建2千633單位產業，包括1千420單位雙層排屋、948與263單位公寓。”
S U產業交通四通八達，PUNCAK ALAM瑪拉大學學院將建新大門，可縮短SU至大學學院車程達5分鐘，管理層預見產業出租需求殷切，因為院方只為學生提供首二學期住宿；當地雙層排屋租金達1千令吉。L瑪拉也將建醫院與酒店，有助推高該區產業需求。
至於蒲種200英畝的Lakeside Residence，將發展成27億令吉綜合產業，自2012年以來已推展第二至第四期總值2億4千200萬令吉，定購率達94%。該區更接近隆靈區，由白蒲大道靈南區前往只需7公里。若未來建橋跨越巴生河，由該區前往首邦USJ1地區大大縮短里程。
LR產業首重發展住宅，當人口增加同期基建改善後，未來4年才發展精品辦公室、SOVO、店屋、小型購屋中心。
