@anbz, since u did the finding, u must have noted despite kasi disposal, 20-21 the price went up instead of down. so does kasi disposal really has that big impact? believe the market force is much more dangerous :)
am no "show-hand" style, dozen rounds of buys instead, profit so far so good as u may expected (thank god!) :D :D :D
however, will always keep at least 30% in hand, if mkland perform as public invest predicted plus land/property price in sg.buloh surges after MRT2, this is a > $1 counter. patient :)

latest public invest research report offered some clues how 80c tp is made of. anyway, u may or may not agree to 80c... that's perfectly fine. much like no one would believe the sudden dip yesterday until it actually happens :)
however, can u agree 36.5c is expensive for a backing like that? note mkland till date is 2c div, given the last price, the DY is 5% already. a final div is generally expected for the fiscal year.

reading back the fed hearing, it looks like stimulus efforts r to continue but MAY scale down as early as june, depends on certain criteria not specified, suggeste by few senior officers. believe investors r magnifying the "may" thing. note U. S properties market is improving marginally till date. smoking gun or... ? let's watch closely for U. S performance today and tomorrow

MK Land improved the performance in the prior quarter by registering 3QFY13 net profit of RM13.4m (+75.4% y-o-y, +56.4% q-o-q). YTD, the Group netted RM26.0m (+26.0% y-o-y, +17.9% q-o-q,(74.1% of our FY13 estimates) which was within expectations. The results were predominantly driven by property development i.e. the Rafflesia semi-Ds and the One Damansara condominiums. The EBIT margins however, showed a 2.2 percentage-point decline to 15.5% in this quarter due to the different product mix and poor performance from leisure due to seasonal factors. A 1 sen interim dividend was declared, bringing total dividends of 2 sen for FY13.
Focus on Damansara Perdana. Going forward, MK Land will continue selling the remaining inventories i.e. Rafflesia (Semi-Ds) and Metropolitan Sq (Condos) with a total GDV of c.RM700m. We understand that of the two blocks remaining in Metropolitan Sq, the Group has successfully sold out one block with the last block to be launched soon. With the impeding completion of the three huge projects by Empire Mammoth i.e. Empire Damansara, Empire City and Empire Residences which in our view will add more vibrancy to Damansara Perdana, we expect MK Land to unveil new projects soon.
Balance sheet remains healthy. Total debt rose slightly from RM150.4m in the previous quarter to RM158.5m this quarter but we believe the debt will be substantially reduced due to land sale and profits from operations. To recap, MK Land just disposed a plot of land, measuring 9.59 acres for RM83.5m recently which will be booked in next financial year. In addition, we understand the Group is still looking to dispose certain assets not identified for immediate development to streamline its assets such as the Setiawangsa land and certain plots in Damansara Perdana that estimated to worth >RM200m which in our view, will narrow the price-to-value gap when that materializes. No change to our earnings estimates.
Reiterate Outperform and PT of RM0.80 or c.50% discount of its RNAV estimate of RM1.56. While the Group‟s earnings are still not exciting, we believe that the Group will have excess capital to reward the shareholders as they dispose the non-strategic assets.

properties counters have long been ignored, this round of adjustment will push 2~3~4 price levels up and hopefully a strong new price base can be built from there. judging from low interest rate, foreign funds, hiked land cost and mega projects in 2nd half 2013, these properties counters r not going back no more; despite some correction is expected :)
