i went to the shopping complex during the weekends and witnessed people shopping like there is no tomorrow. I don't think there is a recession - just a market correction in response to lower global crude oil price....weaker European data....blah blah blah....hopefully, the market will return back to normal...

@ kuah - it is easier said than done - to say wait for KLSE reverse trend. Nobody really knows when the market will drop or rise...we only know the market drops when we are in the eye of the storm...buyers will be happy because they buy at a deep discount whilst those who had bought (like me) will be cursing and swearing....

Normally, prices will shoot up prior to rights issue but this market correction makes me think twice. But if i do not subscribe to rights issue, for sure, the price will dilute even further. I am screwed both ways. What to do now???????

@ JN88, how to shoot...???? my bullets locked up for GOB rights issue....damn pissed off with GOB.....comparing GOB with Symlife - SYMLife is steady like a rock....!!!
If sell GOB now, will incur massive losses....scared that when it comes to rights issue, the price still cannot recover....at that time, i will be in deep shittt...
any advice?

@ JN88, there will definitely be a knee jerk reaction towards any new measures bound to be introduced in the upcoming budget to cool down the property market. However, as long as Symlife's management is rational and build affordable housing (within the RM500K range), then there will always be demand. Young working professionals like myself are in desperate need of an affordable rooftop over my head.

Just my 2 cents and i maybe wrong. Just to share.
At this entry price of RM1.06, you are getting a great bargin.
Simply put;
(1): candid reporting; the annual chairman's statement gives a strong feeling management is honest about their own shortcomings.
(2): potential share buybacks and redistribution as treasury shares.
(3): net assets of RM2.00 -> this is already buying at 50% discount to net assets,
(4): low P/E ratio of 6x; if you take into consideration this upcoming quarter's results, P/E is likely to drop even further,
(5): undervalued landbank; very important because this makes the whole investment defensive in nature.
(6): management capability in reducing debt and monetizing its landbanks; we all know how capable is Datuk Azman Yahya.

in short; just skimming on the surface - you have the best of both worlds; BenGraham's margin of safety + Philip Fisher's definition of a quality company.

actually, at this price of RM1.07, Symlife is priced comparable to GOB. Of course, this is a bargain price to purchase Symlife if you compare Symlife land bank versus GOB. But then, who would expect SymLife can experience an oversold position? My average cost for SymLife is RM1.16.

My advice is to continue holding on to Symlife. I am not selling a single share.

With low P/E + all the undervalued assets + RM2.00 net asset per share (pre-valuation of the above assets) + dividends (+ free warrants) + strong management team + potential share buyback = what is there NOT to like about this counter?

well, hopefully the Sungai Long land stays at 400++ acres.

One thing that i like about SymLife is that the company is able to withstand a recession, if there is one ~ as compared to its peers. It has undervalued assets, a strong management team headed by Tan Sri and strong free cash flows. In addition, this company really rewards its shareholders via dividends, warrants and treasury shares. i mean, this company really ticks all the boxes as a favourite long term investment. Let us hope that the state does not screw up Sungai Long.

Anyway, cannot wait for 2nd Quarter result.

To me, nothing beats a developer who has large tracts of undervalued land, unlocked its value and sell at market price. This is the place whereby fat margin can be made with LOWER risk as compared to developers who buy land at market price and try to add value and subsequently sell at higher prices. Both can still be profitable but the former is doing it with LOWER risk as compared to the LATTER.

Hopefully, SymLife can retain at least 350 acres of the Sungai Long land. The reason why i like SymLife (and the same reason goes for GOB) is the under valued Sungai Long land which, as at it currently stands at 400+ acres, can be monetised to build a RM8.0B township. This will generate a high margin and keep the group busy for at least a few years whilst rolling in monies to fund the group's current and future projects. I mean the Sungai Long land will be the group's anchor investment whilst the group is still actively pursuing other miscellaneous projects as well.

Now, the proposed land acquisition by the Selangor state government may change this fact (and may also influence investor's decision whether to hold on to this share for the long term).
