Symlife is well positioned to profit both in a good and bad property market - besides sungai loong, the bulk of their land is located at Kedah. For that, i believe they will be building terrace houses which cater for the middle class Kedahans. This will carry them through bad times.....

@ kk123, what you say is very true....GOB is in the midst of getting shareholder's funds via rights issue and their landbank is not that much compared to SymLife...

today is a good day....Symlife + GOB - both counters are moving....
But can anyone advice ....why GOB share price can move while volume transacted is not much??? Like GOB share price can +0.03 whilst volume is only 482K whilst SymLife share price +0.04 whilst volume is a whopping 6M.

the warrant is essentially an american call option - the right to buy the mother share at a predetermined exercise price anytime before warrant expiry. You can trade the warrant to recoup the cost of the rights issue or just keep it with intention to convert the mother share at the predetermined exercise price.

ok - just surprised that mgmt disposed 1/3 of Sungai Long land to YTL at RM100.0M only. If based on the computation above, the disposed portion of the land value should easily worth more than RM250.0M. The reason given in the annual report is that the disposed land is too remote and needs about 10 years to develop...I think the transaction price is abit on the low side....anyone mind to comment?

if not mistaken, Malton project for Batu Kawan is likely to be one or two years behind GOB. Meaning that if you buy Malton just solely to ride on the Batu Kawan project, you may need to wait for a few years for the cash flows from Batu Kawan to contribute to the EPS. Hopefully, someone can advice on that...??

Don't worry mate. Batu Kawan is just a stone throw away from Penang island which is sort of a hinterland if you might. It is just 20 minutes to Penang Island via the second link. And not to mention Batu Kawan will be having the following big guns - IKEA, University of Hull, KDU, a premium outlet, theme park, golf course, international school, industrial park (Honda, Bose, Sandisk , Seagate - more to come....) and is basically the first planned city in Penang.
As a Penangite, I cannot see how Batu Kawan might end up like Kulim.... In addition, the state government has alot riding on Batu Kawan.
A thing to hope for is that GOB will convert its 350 acres of Batu Kawan land to freehold. Just a conversion itself will send its share price flying through the roof. Another concern is the strong competition from Tambun INdah which is 20 minutes away from Batu Kawan (all of its land is freehold), although both is essentially a different township.

it may be a good time...considering the volume now is hovering in between RM1.03 to RM1.07. Next time when this baby rise, it may challenge RM1.10 strongly.

the rumors is that the most risky projects are placed at Malton....??? mmm...planning to hive off Malton when the time is right...that is towards the end of this year during GOB rights issuance....just have GOB + SymLife in my portfolio...cukup lah. Hold for one year plus...

My greatest fear for Malton - what happens when the economy tanks? Both mega projects for Pavillion Bukit Damansara and Pavillion Bukit Jalil will be badly affected. Don't play play - company may even go under...

You are right. After checking the tax law for YA2013, all companies will move to the single tier tax system on 1st Jan 2014. Under the single tier system of taxation, tax on a company's profits is a final tax and dividends are exempt in the hands of shareholders.
It seems the net dividend attributable to the shareholders are 4 cents.

Need your advice on Da'mein.
According to the circular, Da'mein is about 44% completed and the office block + residential component is about 95% sold out.
Just asking, have we started to see the impact of Da'mein in FYE 31st Mar'14? According to the circular, DaMein is already 44% completed. Hence, progressive billings should have kicked off for both the office block + residential component and by right, this should have been booked into FYE 31st Mar 2014.
What is your take on this? In short, are we seeing any earnings contribution from Da'mein for FYE 31st Mar 2014?

@ James70, you maybe right about Batu Kawan. GOB is about to launch the Callisia Phase 2 the semi-detached houses which are in front of the theme park during the 2nd half of 2014. Maybe both GOB and Malton will move into Batu Kawan full swing after the ground breaking by IKEA.
Just a few questions:
By the way, what are the chances the state government will change the status of the leasehold land to freehold land at Batu Kawan?
Also, if DaMein is about 44% completed, where can we see DaMein's earning contributions in the annual reports? I can't find it...

@ chkee17, about the land at Batu Kawan. GOB's greatest competitor is Tambun Indah. Despite Tambun Indah's Pearl City which is about 20 minutes drive away from Batu Kawan, their landbank is freehold. Penangites love freehold whilst GOB's land is leasehold with 80 years left (instead of 99 years) to expiry.
The whole land at Batu Kawan now is undeveloped - just a barren piece of land. From what the GOB salesman told me, GOB's master plan for Batu Kawan had been submitted and approved. If you visit GOB's sales office at Batu Kawan, there is a model for the whole development. They can start building right away. Hence, it may take a few years (at least) to see the earnings from Batu Kawan to be gradually incorporated into GOB's EPS.
Right now, i think we can all depend on DaMein. Hopefully, DaMein's earnings have not yet been reflected in their books.

@ icon8888, well said. But then, the great Tambun INdah is still able to grow year on year and pay out RM0.06 dividend per annum...and now, they have the largest landbank in mainland Penang which is quite near to their flagship project Pearl City - and bought cheaper than other developers.

Remember last time during Apr'14 when TheEdge wrote an article on GOB about Batu Kawan? The price went up the roof. Then, it fell sharply and consolidated for a few months at about RM1.00 and slowly edge up to RM1.04 ...right until now.

@ kukuman, i am not a KLIte. but from what i know about Bukit Rimau is that it is catered to a niche market segment. Things that run along this line: lush greeneries, premium landscaping,spacious well build bungalow houses, quiet upscale neighborhood and may not cater so much to the crowd from Kota Kemuning...it is just different market segment attached to different address.
