actually, i think this counter has got good potential to achieve RM1.80/-
It has about 300 acres of land at mainland penang - just right off the exit of Penang Second Bridge. Look at Tambun Indah. The company's flagship project - Pearl City - is located at mainland Penang (and the landsize is about 200 acres) and now the price for Tambun Indah has reached RM2.00. This is consistent with the TP price bandied by RHB research.
And this counter has got other landbanks at strategic area - Penggerang Johor and in Damansara.

Hi all sifus,
Wanna ask some advice. Just wanna ask, is this counter a good buy for people who is going to hold out the share for a few years? (as opposed to traders/ kaki goreng?)
This counter is really undervalued and its land banks are in very strategic places. Got good potential.

Hi
Just my humble 2 cents. Currently, this range of RM2.00 to Rm2.10 is considered a fair price for TI. Asking for RM2.50 is really pushing for it. Just to use a relative valuation. Let us compare Tambun Indah versus Mah Sing, Mah Sing currently is trading at RM2.15. Not to forget that Mah Sing has larger land banks (across Malaysia; especially at Iskandar) and more unbilled sales compared to TI.
Until now, TI has not yet released its future plan after Pearl City. After exhausting its land bank here at Batu Kawan, whats next for Tambun Indah? Do not forget that all this while, this developer is actually a mainland Penang and has not ventured out of mainland Penang (except for a condominium projects in Penang Island).
For me, i will hold this share until RM2.00 (and slightly beyond) and disposed everything. It may continue to stay within this range of Rm1.90 to RM2.10 until the year end given its generous dividend policy and the continual rolling out of projects and good take up rate of its housing project. There is simply no more land in Penang Island and the middle class is forced out of Penang Island to live on the mainland and the Penang 2nd link provide that access. Also, lots of investments are now pouring into Batu Kawan. All these factors will support the current share price of between RM1.90 to RM2.10. Anything beyond this, better go for MahSing.

for me - i think RM2.00 is a fair price for this share. Will sell all my holdings at Rm2.00

Yes. That is also my main concern. What is Tambun INdah's future plan after Pearl City? Not much is disclosed about their future business planning.
Anyway, i am going to offload all my TI shares when it hit RM2/-.

well....i think RM2.00 is a very fair price. Let us not get ahead of ourselves. Look at MahSing - its share price is at RM2.1x and it is alot bigger than TI. POint is - Mah Sing is quite undervalued.
Hopefully, MahSing will focus on township development catering for middle income group ( the best market segment in view of this cooling down measures introduced by Federal government).

Anyone has any comments about Mah Sing? It seems their product mix now is slowing changing. They are now following TI's steps - in developing affordable homes for middle class folks.

The most US will do is to condemn Russia at a world stage. Their military intervention should be quite limited. Personally, i do not think US has the funds (and motivation) to engage in a full scale war in Ukraine especially after two debilitating wars (Afghanistan and Iraq).
About Tambun Indah, I will continue to hold as this is a very strong counter - albeit undervalued.
Hopefully, there is a rebound soon enough.

@ ApaMauMau - yup. You are right. The net profit for FY14 will be even higher especially TI now controls the entire Pearl City. WIth the progressive dividend payment policy of 40% to 60%, we expect to receive higher dividends.
Hopefully, TI will continue its legacy as a township developer and will acquire future landbanks to develop more township. I wonder what is their future plan after Pearl City?
2014-02-28 15:07 | Report Abuse
i don't think the TP of RM1.65 is fair. RM1.80 seems fair to me. Don't forget - TI still has alot of undeveloped land at Pearl City.
But then, i am quite worried about their land banks. Seems they may run out of land to develop in the near future. But TI is a good developer. Their buyers are genuine home buyers...not speckies.

Hi Derrick777,
Hehehe....i regret not buying it at IPO. Instead, my average cost for all my TI shares is at RM1.47/-. sighhhhhh.......anyway - it is my first time buying shares....so, i have to say - i learnt quite alot from buying TI shares....

i think it is listed somewhere in their audited financial statements - that they are using ESOS.

for the 2nd announcement whereby there is a conversion of warrants - companies like Tambun INdah is using ESOS - employee stock option scheme - whereby instead of paying salaries to their key employees - they will compensate using stock options.

speaking from experience, there was once i bought during the QE tapering at Sept'13 (last year). The counter was performing quite well - hence, i bought at RM1.54 - and then, viola the next few weeks, the counter drop to RM1.30. Hehehe...nearly heart attack...
hence, learning from this experience, patience is a virtue. Wait until it drops back to RM1.40 and below, and then start to accumulate further. Anyway, for buyers - the downward pressure on KLCI now is helping us buyers to accumulate more at bargain prices. In my books, bargain prices is at RM1.40 and below. Just need to wait....
2014-02-06 10:09 | Report Abuse
my bet is that this counter may drop further within these few weeks in view of poor bursa performance.
2014-01-28 14:01 | Report Abuse
mmm...this seems like CNY window dressing. The whole market is going down, hard for Tambun Indah to appreciate any further.

mmm...if it drops to below RM1.40/- then, will continue loading

@ azlan88 - thanks for the great advice.
Anyway, just asking, if the investor buy before ex-date and then sell after ex-date, they can at most profit a few cents. Is it worth it taking that sort of risk and then profiting for a few cents?

Hi Azlan88, just wanna ask. I am looking to accumulate more of Tambun INdah at cheaper price. Do you think the counter will hit RM1.50?
2014-01-13 11:54 | Report Abuse
if it drops to RM1.50/- will continue to accumulate.

Hi all sifus,
Just asking for some pointers. This morning, i am about to place some trades (buy) at RM1.60/-. Then, i notice that the asking price (sell) starts to drop to RM1.56/-. This happens before the market opens. Naturally, the buy trades are quickly cancelled and the market for this counter is currently going down (as of now 9.35am).
Just wanna ask - why the counter is acting opposite to market expectation? Market expects it to go up but "someone" is willing to sell for a low price at RM1.56/-.
I read along this thread that some parties are interested in keeping the price down.
Why is it so?

just asking, why is it RM2.25 for the next few weeks??? anything special??? can't think of any except for the opening of Penang second bridge.

Hi all sifus...
Just asking, now the share price is at a new high at RM1.61/- How do we know if the share price may continue to appreciate in the future? or it will hold on at RM1.61 range? Or it will drop?
Think that i wanna continue loading at RM1.61 - but this is a new high...but if i don't load now, i may miss this buying opportunity when the price becomes even higher...but then, scared it will drop pulak....
But then, i think if it drops from RM1.61, i will not be overly concerned as this is a good counter... but i just like to buy things cheap...
Any advice?

just asking...do you guys think this rally is also attributed to "window dressing" activities as we are now so close to Chinese New Year???

just thinking whether the US tapering will present some good buying opportunities for this share? like price drop below RM 1.40?
2014-01-08 16:45 | Report Abuse
just asking, do you guys think RM1.50 is still considered undervalued for Tambun INdah?

sigh - Tambun - fast fast drop to RM1.40 - i still wanna accumulate somemore
