I believe every hedge fund managers see USD going to strengthen against ringgit. SKPetro is not going to be the only facing selling pressure. Later you will see one by one foreign fund favorite will suffer same fate. ##

In case you don't follow what has happened at the macro level, oil just got totally destroyed in 5 months. Go figure the impact to the national deficit and govt budget for the next one year, and how everything would be funded.
Light Sweet Crude (WTI) fall from USD109 in Jul to USD72 as per today. Malaysia produces same grade of oil and export to Japan. Our budget is based on oil at USD 100.
Oil revenue down, less govt operating budget, less development budget, less capex. What will happen to all the marginal oil field operators? SKPetro is one of them?

Earning 6k should be able to pay installment for mortgage up to 300k. With down payment of 10%, can buy apartment up to 950 sq ft or more (assuming 350psf).
Problem is earning 6k want to stay in double storey house in Klang Valley. It was possible 10 year ago but not now.

Compare apple with apple. Don't compare a 800sf apartment in S'pore with 2000sf terrace house in Malaysia.
To be fair, use 50 months gross median pay for Singaporean or Hongkist and 50 months gross median pay of Malaysian. See what type of dwelling they can buy, apartment vs apartment, terrace vs terrace, detached house vs detached house, urban vs urban, suburban vs suburban.
How many S'porean or Hongkist can afford to stay in landed property compared with Malaysian. See what is on per sq foot basis each S'porean or Hongkist can get for 50 months gross median pay. Hongkist doesn't go home after work, they just wondering on street and shopping mall simply because their home is too small and not comfortable.
Like it or not, Malaysian enjoy better accommodation than counterparts in S'pore or Hongkong.

Whether cheap money will come to Malaysia remain a big question mark. What I do see is they are selling Malaysian Bonds, MGS and many other foreign fund favorites are facing selling pressure.

Shortlist those fundamentally good counters, make technical analysis before you decide to buy. There is always an alternative, buy share A or share B. Opportunity cost exists. Best buy today is not always best buy tomorrow.

Let suppose you have 1m cash asset (Share, FD, Bonds, Treasury bills, SA etc excluding EPF). How much risk you you can take?
Some people can stand up to 50% loses (if they are still young <35 yr old)
Some people can only stand up to 20% loses. (may be for 40 -50 yr old)
Some may be 10%, or 5%. (Retired or near to retirement >50 yr old)
It is really depends on your degree of tolerance.
Some may be young, but they have low degree of tolerance. Their temper will fluctuate with market performance. Market good, they got excited. Market down, they will not be able to sleep. This will affect their job performance.
My advice is, if you invest up to 500k, you find that your temper already being jeopardized, reduce to 400k. If still find hard to sleep, reduce further to 300k, 200k,100k etc. There should come to a level whether market up or down doesn't affect performance of your main career anymore. That is your tolerance level.
Some may have 1m cash asset, but not able to stand a 5k loses. These people are not risk taker, share market is definitely not suitable for them. REITs may be most suitable for them as it is low risk with medium gain. Otherwise will be FD or MGS.

In near future, US market won't crash because USD going to strengthen further against most currencies. This effectively suck all hot money back to US.
Just pay a little bit attention to MGS, Malaysian Foreign Reserve and out flow of foreign funds from Bursa KL, you will notice all turn against Malaysia's favor.
USD strengthen day by day. Those who borrow in USD will be the first one to face 97/98 fiasco. Sooner or later Bank Negara will have to respond. How ? Just go back to chapters in history to safeguard yourself and to protect your hard earn wealth.

I would like to add further
1. Beware of creative accounting. PE can cheat, PL can cheat, BV can cheat, growth rate can also cheat. You know what I mean.
2. Must be comfortable with Director of company you intend to invest. Too many examples happened in Malaysia. Cheat once, he may cheat second, then third time and so on.

We cannot be certain exactly when market is going to crash, but we are certain the peak is over. When investment clock is at 1155hr, it will not be much different from 1200hr, the changes is small. Likewise, from 1200hr to 1205hr, many still remain unaware. It is always when it reach 1215hr when drifting market accelerates its fall, people will start to realise. By then half of their capital might have been wiped out.
What I have been doing now is keeping 40% cash (FD), 50% REITs (of course not office REITs), 10% good DY stock (may change from A to B) to help me keep update market movement regularly. Like shares,REITs may drop, but minimal. So call low risk medium return investment.
I would also like to share my view that 97/98 crash in Malaysia/Asia is only comparable by 08/09 US market in modern history. 08/09 Malaysian market is no where compare to 97/98 if you were already in during that time. For me, I will never forget lesson learnt during that crisis.

Buy good company cheap, I like it.
Good share doesn't come cheap. But when market crash, bad share drop, good share also drop. It is always when market crash that you can get good value for your money.
The problems are:-
1. How do you define good share? What are the criteria to qualify your good share?
2. How do you evaluate value of good share to form basis of buy cheap
3. How do you accumulate good share (buying strategy)
4. When is the best time to start buying (always remember lesson learnt during 97/98 crash)
5. Exit plan
Right now the most important thing to consider is the risk factor in investment cycle clock. I am of the opinion the peak is over. The market can only move south. It is safe and prudent to keep more cash or park your money in REITs to wait for opportunity.

Land cost in Singapore constitute 60% of total cost of development. In Malaysia it is between 20 to 30% unless you convert from your agriculture land. EW bought land at prevailing market price. So land cost is non competative at all, moreover EW will have to service interest and principal repayment. What can you expect? Call for private placement, right issue or property SPAC.
Tan Sri Lew is not God, he cannot turn water into wine. There are many better buy in the market. Why must you buy EW?

If you are so good, why should you waste time conducting courses?
Do you want to garner big group of followers so that when you sell, they will be the one who support the counter?
If you buy together with your followers, you will be competing to buy at higher price.
Then come to selling, you will be again facing stiff competition from your followers that using the same technic.
If you promote the counters, and you don't buy, where is your integrity?
If you promote certain counters, and market turn against you, you will be cursed.
So, really good sifu should make money easily and consistently. Need not ask for paltry fee from course attendees, need not waste precious rest time.

Sources of income inequality easily obtained from income tax department (HDN) and EPF.
Different categories needed to make meaningful comparison:-
1. Wage earner
2. Self employed like hawker
3. Businessman
Household income carry less accurate picture compare with individual income. Reasons:-
1. Single (male/female) staying separately from parents
2. Young couples both are working
3. Working children staying with parents
You see, one person working it is definitely earn less than two working.
Moreover, household income changes when new family member start working or retire.
Today the household income could be 200k.
If one child start working tomorrow and adds 50k, Household income then is 250k.
If one retire, household income becomes 100k.
