Most share analysts suggest buy SKPetro now. No body is going to cheat you. If you think SKPetro is cheap now, you sell PJD and buy SKPetro. Make money, analyst won't ask for his share. Lose money, don't blame lah.

To me, no other game is fairer thank the share market. It is always there. Got money, buy more. No money, buy less. Share cheap, buy more. Share expensive, sell more. PE low, P/BV low, DY high, then share is cheap, buy more. Otherwise share expensive, sell more.
Don't just keep on complaining OLH cheats. OLH never cheat. He said it right from beginning, he wants to reorganize and restructure what he already has. He never say he want to buy up all PJD shares. It is up to you if you want to sell your share to him, or sell it in the market. Probably you may have bought it cheap, before OLH became major share holder of PJD. If you buy expensive because you bet OLH may "privatize" PJD, that is your call. If you lose money on your bet, don't blame others.

Cost of putting up a house definitely will go up. To make profit, developer has to sell what ever cost incurred plus a profit margin. Probably sell at 10% to 16% higher as what calvintaneng said.
The only problem will be the purchasing power of disposable income(which may remain the same) to be eroded due to GST and hike in petrol price. Couple with impending interest rate hike, potential buyer will be eligible for lesser loan amount. This effectively place certain buyers out of reach. Consequent is lesser demand. When supply exceed demand, price will drop to a level to establish new equilibrium.
So if developer try to sell houses at 10% to 16% higher, less people buy.
Less people buy, developer holding more stocks.
It will come to a point when developer cannot hold on any more, then cheap sale coming.
Similar incident happened in 1986-88, 1996-99, 2003-04.
Probably next round will 2016-18.

I have sold all PJD. Will consider after GO lapsed. Preferably less than 1 ringgit or DY reach 7%. Again it must be relative to the general market sentiment. No turning back when yield is 7%. Will just keep on collecting if price going down further.
Btw, not all oversea ventures sure to make money.

If you want to ask whether I bought PJD before. Yes, I did.
I bought PJD @ 70sen. Dividend always @ 5sen,. It works to have DY >7%. That is the basic criteria for good defensive stock.
Why want to chase when the share price already shot up?
Don't blame people if you are greedy and never want to do your home.

In the first place, he already make it clear he just want to move his controlling stake of PJD and OSK Property into one holding company, others remain the same. GO is just the mandatory requirement. Why should he pay extra unnecessary? If he really want to get more PJD and OSK Property share, he can always buy them cheap after GO lapse.

Affordability should measure on unit cost basis. If cost of landed house is 200psf, a single storey terrace with build-up of 1000sf will be 200k, double storey with build-up 1500sf will be 300k. It is definitely affordable by those earning 4k and 6k.
The problem is those who earn 4k want to buy 2 storey house cost 300k, and those who earn 6k want to buy 2500sf house that cost 500k.
For city dwellers, landed is always around 500 - 1000 ringgit per sf. To buy a 2000sf house will cost at least 1 million. Definitely this is not what city dweller should aim for. They must be more realistic, apartments around rm 400 to rm 1000 psf are available. For 1000sf apartment, entry price is 400k. If you earn 8k a month, buy one 1000sf apartment. If you earn 7k, buy a 850sf apartment.
Rule of thumb is to buy a house with 50 months gross salary. Earn more can buy bigger house. Earn less then buy a smaller house. Bounds to have a house that suit your budget. House price in Malaysia is still affordable!

PRS is not a reliable scheme. Never believe those funds can give you better return than EPF. To put money in PRS, I would rather prefer to contribute more in EPF.
Even the renowned Public Mutual has 13 Funds removed under PRS scheme. Make detail enquiry about management fees, entry fees, returns, why so many Funds failed. If they tell you market sentiment no good, ask them what are they good at.
If you are not greedy, put your money in retail REITs like Hektar, PavReit, CMMT or even IGB Reits on a regular basis. They will help you to achieve financial independence and see you through your golden years.

Limit your car loan to 8 month gross salary, then you should be ok.
Salary 3k, car loan 24k, salary 10k, car loan 80k, salary 20k, car loan 160k.

Victims suffered most because of GST are:
Old men who are no more working but depend on children's support.
Those retired and surviving with EPF money.
Old retired government pensioner.
Please take note the "income" of these people won't grow, unlike those who are still working.
For the workers, employers must see that their workers earn enough to survive. This will start another vicious cycle of inflation.

Are you sure middle-class income is defined by any authority? By your definition, middle-class income will never buy you middle-class lifestyle.
For one to have Middle-class lifestyle, he should be able to get married. The family can have at least two children. The wife may stay home to mind the kids and not facing financial hardship. Family should able to get a decent dwelling, be it an apartment or a house (note: not low cost flat). Decent mode of transport. Having decent food and recreation. Able to send children to kindergarten/ tuition without have to think twice.
With the amount of income as defined in your "research", I doubt your middle-class income group is able to live a middle-class income lifestyle. If cannot, meaning that they are not in the middle-class income category.
More realistic figure will be:
For towns like Ipoh, Alor Star, Seremban, Muar, Batu Pahat, Kota Baru, Kuantan
Single income - 8k per month. Double income - 10k per month
For KL, Klang Valley, Penang Island, JB, KK
Single income - 10k per month. Double income - 12k per month
