Don't trust analysis from bankers, they have interest in the stocks anyway, they have to give positive look on the stocks held by their related unit trust companies. You won't talk bad to your brother or sister, right?
Read all positive & negative reports all over the interest from respectable & reputable sources, then make your judgement.
I thought I can get cheap stocks recently, but after reading all the reports from oversea, I decided to observe longer time first. But it does not mean I am right, I just want to be cautious only.
Hope price will go up, it is still good for our country. But NOT good for our rakyat pocket, as the petrol price will sure go up then.

@kancs3118, the construction order book for Kimlun were as follows:
In segment report Note 37 of Kim Lun 2014 Annual report:
Construction revenue = RM967 million (full year)
In 2015Q2 quarterly report note A12:
Construction revenue = RM481 million (half year)
In 2015Q2 quarterly report note B3:
Construction order book = RM1.15B
Calculation of visibility: order book / 1 year revenue = 1150/967 = 1.19 year

Calculation of visibility for construction division of Gadang:
Order book (875m) / 1 year (450m) = 1.94 year
---------------------------------------------------------------------------------------------------------
Compared to both:
Gadang is the winner for:
1. Higher Ratio of order book in hand (1.94 vs 1.19)
2. Better profit margin 7.8% to Kim Lun 5.7%
3. Lower PE (more upside & low downside)

Kim lun not cheap, with PE about 8. Order book also stand at about 1b+, about 1 year revenue, visible to 1 year future only. Price is quite fairly reflected.
Gadang is still cheaper choice even you consider only the construction division in calculating the market value.

Every reports in previous years declaring oil reserves in the world were going to be depleted, the truth is the global oil reserves & productions are increasing for the past few years & still growing, especially countries from North America.
When market predict oil is going to be finished, price goes up. But when the reality turn out to be the opposite, the fuel (crude oil) price is going down & down.
US is not panic & in fact enjoy the low fuel prices, though the initial plan was to push down the price to force the production of shale oil in US become commercially unrealistic.

Ok, now you have a point here. I agree with your point that property is slowing down, that's why all small cap (less than 1b) property companies are priced at around PE 5, except some big guns.
While we expect more challenging business environment in coming years for property company, the near future supports are from Capital City. See below:
"The Capital City in Johor could contribute about RM20m in the coming FY2016 as currently they're just launching the Capital Mall only due to the poor property market sentiment in Johor."

Meanwhile, the company is optimistic to get Petronas Rapid & MRT projects, reason of optimistic from Management was also illustrated in the AGM.
It is whether you buy the ideas or not, I do not try to convince anyone but you are freely to agree or disagree.

Ps. Why I agree your point because I am avoiding pure property companies like Hua Yang, Ken, Tambun, Malton & KSL (though KSL has one mall), though I like them very much.

With all sort of good internal fundamental factors & locked in construction book & unbilled sales, coupled with merely forward PE ratio of 5+, it should count a good & thick margin of safety for Gadang.
Though I have quite number of shares already, I really hope to have more when there is cheap sale from others.

But have to give credit to Management for the turnaround plan. Now is waiting for them to improve on their profit contribution from Construction division. If this has been resolved, that will be a WOW factor.

Personally I think the price is fair with the current forward PE of about 5, as compared to others. Any drop in price may create opportunities to buy.
It is like seating at saved place & waiting for new pushing factor to go up.
Downside = slim, Upside = waiting for new factor (change in market sentiment, new projects or better results in coming quarters)

The Capital City Project is still not contributing in full force yet, that mean the Company is doing very good in its own property division. Not just seating here & wait for money to come from Capital City Project.
Property division was getting higher margin in Q1 2016 compared with the previous one.

It is very normal for traders to take some profits after a long run, unless there is good news.
If there is good news & you don't chase, Ha, you miss it. If no good news & it drop, then you will feel lucky. Which one will you want to have? I have to say, good luck.
For long term players, this stock is still cheap & sometimes we need to judge & be patient.

When price goes up coupled with volume, it means more people are buying. Now have to see if anyone waiting in the afternoon to offload their shares to take profits, after up so long already.

Stock market is full of wolves & predators, sometimes the annual reports & quarterly reports will tell partial of the truth, though not full.
Be more cautious & make informed buying/selling decisions are way to protect ourselves.
I do not mean to put on negative or positive on the stocks, just try to share the things that I've seen from the reports. Good luck to all.

By ignoring construction & manufacturing division since these are not performing, the only major income source is Bukit Jalil JV plus the Aurora Place project.
Look at all other small cap property companies:
Hua Yang 4.12
Tambun 5.89
Matrix 5.55
OSK Property 4.70
Is Ho Hup's PE of 5 reasonable? Any upside?

Please read the QR carefully, the construction division is actually not generating profit at all, profit of 3.2m was because of write back of bad debt provision, totalling to same 3.2m.
For the JV, it is another disappointment. The entitlement over the Quarters are as follows:
Q1 = 3.1m
Q2 = 10.7m
Q3 = 6.1m
---------------------
Total = 19.9m
=============
Total entitlement in 2014 = RM21.8M
The take up rate for entitlement is slower than expected.

Very disappointed with the result, expected at least 20% improved PAT than last year same Q.
Instead now Profit before tax decreased RM6,538,000 or 26.7% compared to last year same Q.
Overall Revenue reduced almost 34% with Construction segment itself cut half (only 50% of last year same period).
Now feel lucky to jump off the boat already last week.
