The increase is not proportional... the average price of similar size of properties in selangor is 3 times more than Negeri sembilan...construction cost is the same... how to explain- land cost??? hahaha ... bubble formed when profit margin > 30% !!!

Land price in Selangor is definitely much higher compared to Seremban

Av land area per terrace lot ~1500 ft2... say selangor land @ $150/ft2 n NS land is $75/ft2(after infra) add land cost only 112,500.00 - house price difference???
Co margin <30% if compare to grossly marked up selling price ... cost 300k@30% margin=90k/revenue 600k=15% ...actual margin 50%! besides lot of unsold units parked in inhouse estate agent etc - revenue not recognised !!!
