What survey you want?
Formulate a problem statement.
Identify the cause.
Give as many WHY, WHY, and WHY and WHY...WHY.......WHY.................
When you have all the solutions to all your WHYs, you will know what is the root cause.
NOW look at the STRENGTH of POTENTIAL BUYERS.
You may look forward to foreign buyers.
BUT you should pay more emphasis to the locals.
Why?
Residential properties were not selling well for past 4 years with severe overhang.
Developers are putting less house for sale for the moment, and price has been stagnant for quite a while and construction/land cost on the rise.
NOW:
Look at the demography for Malaysia.
Those with age 28 to 35 are supposed to be the buyers of the day, but they have deferred for the past 4 years.
So, potential buyers now are those from 28 to 39 year old.
How many are in this category?
7.7m !! With another 3m coming to age 28 in next 5 years.
It will shift the supply/demand graph.
When economy recover, property prices will again rocketing upwards.
This will most probably happen in next 3 years.
