房企违约风险达GDP 12% 中国未来增长堪忧

北京18日讯）据彭博经济研究估计，中国房地产开发商面临违约风险的债务总额相当于中国国内生产总值（GDP）的12%，这一巨大负担可能会在未来几年抑制全球第二大经济体的增长。

彭博经济研究对中国186家上市房企进行的分析显示，其中约48%债务的持有方为2021-2022年房地产行业严重滑坡期间已发生公开发行债券违约，或存在“重大”无法按期兑付风险的公司。

假设这个比例适用于全行业，截至去年底，全行业债务总额为28.1兆人民币那么中国开发商总计有13.6兆人民币的债务面临违约风险。这份报告显示，这相当于中国GDP的11.9%。

“这对金融稳定构成风险，”经济学家写道。“随着开发商将资源用于修复自身资产负债状况，房地产行业的债务负担对经济增长的拖累可能长达数年。”

他们指出，面临违约风险的真实债务规模可能更高，因为非上市开发商的状况可能比样本中覆盖的上市公司更糟。

阻碍经济复苏

报告凸显出对中国房地产市场的深切担忧。在经历了长达约18个月的历史性下滑后，这一市场在艰难复苏。房地产投资正在收缩，4月份房价增长放缓，“五一”假期期间的购房量低于疫情前水平，消费者房贷也在减少。

包括相关产业在内，房地产业对中国GDP的贡献率达到约20%，是经济增长的一个主要驱动力。房地产业的疲软表现阻碍了中国经济复苏，抑制了对铁矿石和铜等大宗商品的需求。

受去年违约规模创纪录影响，中资高收益地产美元债市场自去年夏天以来已缩水30%至1420亿美元。尽管去年下半年以来政府出台了多项措施支持财务状况较好的房企以确保住房项目完工，但整个行业的流动性状况依然紧张。

分析三财务指标

彭博经济研究对未违约房企与违约房企的三项财务指标进行了比较，发现近三分之一未违约公司的杠杆率要高于违约组的杠杆率中值。近40%未违约公司的债务偿还能力弱于已违约公司的中值，而29%未违约公司面临的流动性风险更高。

“我们的基准情境依然是楼市调整将在长时间内逐步进行，”报告称。“尽管如此，上市开发商资产负债表面临的压力高企提醒我们，出现更坏结果的风险仍不能排除。”
