Watch out for E&O 4th Quarter Report which will be out at the end of May...yes, another month to go & let's hope that results will be impressive...hope it's better this 4th Quarter & final report for year ending 2011.
If the 4th Quarter results is impressive as it always had been, then be prepared for a big surge of mother E&O and son CA too. Last 3rd Quarter show that it's EPS is 7.44 cents & I presume the 4th Quarter may show that their EPS is about 10 to 11 cents for 2011.
..if this is the case, then we can see mother & son shoot very much higher.....so keep your fingers crossed & hope the 4th Quarter Report to show everything is good except seeing RED figures. :laugh2:

E&O Makes Overseas Debut With Prime London Property Buy
KUALA LUMPUR, April 23 (Bernama) --- Eastern & Oriental Bhd (E&O), Malaysia's premier lifestyle property development group, has agreed to acquire Princes House, a prime freehold office cum retail building in central London for 20.25 million (RM99.63 million).
In a filing to Bursa Malaysia, E&O said the acquisition was expected to be completed by June 2012.
The property was acquired through Oriental Light (Guernsey) Ltd, a wholly-owned unit of E&O Properties (Guernsey) Ltd, which in turn is a wholly-owned unit of E&O. The vendor was Glasgow City Council, which acted as the administering authority for the Strathclyde Pension Fund.
The proposed acquisition was in line with E&O's intention to set up an office in London to create a presence for the group to showcase and market its projects as well as for business development to explore business opportunities in the United Kingdom, it said.
"We are very excited that our first major property purchase overseas is in the international capital of London, and to have secured such a prime freehold building in the Borough of Westminster that is close to Covent Garden, the Royal Opera House and many of the West End's most famous theatres as well as iconic hotels such as The Savoy," said E&O Managing Director, Datuk Terry Tham Ka Hon in a separate statement issued by the company.
Eastern and Oriental Bhd (E&O) has declined 42 sen or 23.2% from a 4-year high of RM1.85 in February. The downtrend broke its 9 to 200-day moving averages and has now landed at its long term uptrend channel.
On technical indicators, RSI has declined and is just above the oversold zone. Similarly, MACD reading has dropped until -0.03 and remains below its signal line. If the uptrend since March 2009 remains intact, the stock could stage a rebound. Friday’s doji candlestick has hinted a trend reversal.
We recommend a trading buy call on this stock and expect the price to hit RM1.85. For more confirmation, traders can wait until share price breach its moving averages at RM1.50. However, we advise traders to cut loss if the price falls below RM1.36. The stop loss at RM1.36 coincides with Fibonacci retracement of 23.6% (monthly chart).

First venture abroad
E&O has acquired Princes House, a freehold office cum retail building in Central London for GBP20.3m (RM99.6m) – based on Jones Lang LaSalle’s appraised value. The prime property is located along Kingsway in the Borough of Westminster, close to Covent Garden, Royal Opera House, West End famous theatres and The Savoy iconic hotel.
The property is only 10% tenanted by local retailer Paul Smith (GBP133k p.a. up to Oct 2017) as office tenants have shifted out previously following an asset foreclosure exercise. E&O intends to either:
1. Renovate & lease remaining office space: With total NLA of 46,087sf, rental income could touch GBP1.3m p.a. (RM6.5m) or 6.5% yield. But demand for office space within Central London remains soft as tenants prefer Canary Wharf due to cheaper rents & incentives; 2. Renovate and develop into a residential block (conversion from commercial title will unlikely be an issue). Assuming GBP200psf refurbishment cost and GBP1500psf ASP, GDV works out to GBP69m (RM341m) while potential earnings GBP8.8m or RM43.5m over 2-3 years (10-14% of FY14 earnings, based on 17% PBT margin).
E&O has been intending to set up a London office to market its products and explore opportunities in UK (Chairman Datuk Terry Tham is mainly based in London). While we are a bit apprehensive of its overseas ambition and prefer funds to be used for landbanking locally, impact to balance sheet will be small - assuming 2/3 debt financing, net gearing will only increase to 27% from 3QFY12’s 22%.

Today mother price increase by 2 to 3 cents but son CA still the same even thought the exchange ratio is 2:1.....should naik 0.0005 cents, so hopefully buy more son CA tomorrow & see it goes further up.If E&O shoots to the new TP of $1.80, what will be the price of CA??...possibly above 20 cents?
KUALA LUMPUR: Shares of Eastern & Oriental Bhd (E&O) were marginally higher at midday on Tuesday amid the broader cautious market after its proposed acquisition of a central London property for £20.3mil (RM100.9mil).
At 12.30pm, it was up one sen to RM1.43.
The FBM KLCI fell 3.11 points to 1,580.69. Turnover was 727.97 million shares valued at RM608.86mil. Declining stocks beat advancers 379 to 191 while 314 stocks were unchanged.
PublicInvest Research was positive on E&O and reiterated its Outperform and RM2.20 target price.
The research house said the purchase of the London property, Princes House, was valued at £20.3mil by Jones Lang LaSalle. This, it said, suggested E&O was paying market value for the property.
"We like E&O for its well-located assets and we believe that larger developers' competitive positions have improved with their sizable landbank and ties with government-linked companies. The property industry is getting consolidated, with the larger developers commanding better margins and higher market share," it said.
PublicInvest Research said based on selling price of £1,500psf and estimated saleable area of 50,624sf post redevelopment, potential gross development value was estimated to be around £76mil or RM377mil.
It's a ok guys as those who had the ESOS shares are selling for very good profit as they got it cheap...wait till they sell all & then hopefully the fireworks begins.
