THE UNCERTAINTY now..

Is the future EPS contribution from Property Development Sector (VAR 1) and the PE (VAR 2) which the market would give. Lets play with the above 2 Variables…and predict the T Price:

ASSUMPTION:

Last qtr EPS from Prop Dev sect (PDS) was: 21 cents and other recurring sectors: 3 cents , giving a total of 24 cents. Refer financial statement for justification.

VARIABLE 1, EPS:

Assuming future EPS contribution from PDS is not as lucky as the last!...lets cautiously assume its only a fraction of the previous qtr…i.e, VAR 1 = only 30%, 40%...to 60% of last qtr PDS EPS of 21 cents…

VARIABLE 2, PE:

PE: Lets try very conservatively 4.0 to 7.0……could not find a single stock in our KLSE having PE < 4 with a balance sheet close to Seal plus steadily generating profit year after year…

THE FORMULA:

i.e, EPS per Qtr from PDS = (VAR 1/100) (21)
Total EPS per annum = ((VAR 1/100) (21) + 3) x 4
TARGET PRICE = [((VAR 1/100) (21) + 3) x 4] x VAR 2

THE RESULTS:

PE (VAR 2)......4.......4........4.........7.........7..........7
V, %(VAR 1).....30.....40.....60......30......40.......60
Price.............1.49...1.82...2.50...2.60...3.19...4.37

when ROE is spectacular...1.5 x Book value is minimum.
SEALs peers have Warrants, I-culs which makes their actual book value per share even lesser..
