If u really do your homework, please go to check out its klang gateway project, which they declared has start build up since 2014.... But until now nothing happens...

the 30 mil is an one off gain coming from the revaluation of the seremban mall, which will start to generate revenue starting from Q4 2016. While for Klang gateway, it was slow on the initial years because of cash flow problem, but now with new management and few rounds of capital injection. I believe they should have able to go full force in expanding their biz
Not slow start, it is a scam project, seremban gateway where got such as high valuation? Some more it is now even 1 millions also couldn't find in its account! Where got such as money of refurbishment cost 30 millions to renovate it? So what I means the revaluation is manipulated. Anyway just goreng goreng earn for little is enough, don't be too greedy. It is not a real running business company.
dont worry david, we do consider your advice too which is true enough. As even for valuation, there alot of method in coming up with the value (i.e forecast rental / recent transacted price of surrounding area). besides your point, dont forget their current consultancy fees is also related party transactions. Anyhow at least has asset that can be revalued, to sustain in long run they will definitely need more projects / different business operations to be pumped into the group.
The paper value gain of that gateway seremban is also exaggerating.. Just be cautious lar. As I said untung sikit is enough, follow banker together up, but just don't greedy and falling in love with shark
Gateway centerpoint mall have 100 units outlets and will full operate before 25 Dec 2016....Information that i get is 60% of 100 units already rent...Based on ( iproperty.com)outlets build up 900sq.ft to 2300sq.ft and outlet 900sq.ft is for rent Rm7200. Let assume 1200sq.ft average for each unit outlet in the mall (60 x RM 9600 = Rm 576000 each month). The mall can contribute minimum profit Rm 6,912,000 per annual.....
