Everything has completed and down to a stand still and price at bottom. FA is beautiful, initiatives In KPI completed, top management revamped. Now no more direction except up.......if still fail to capture I will release my balance half that is left. No two ways ady. Chances given.

the latest land sale highlighted something very interesting about Trop.

They are sitting on very valuable land bank, which is not duly recognised by the market.

If you look at RHB analyst report, it shows market value of Canal City land (based on DCF) is RM231m and yet Trop sold the land based on market value of RM1.8 billion

(sorry RHB analyst, you can have whatever theoretical calculation for Canal City land fair value, but nothing beat a figure that comes from an actual transaction).

This means that the current RNAV per share ascribed by RHB seriously understated Trop's RNAV per share.

I am thinking of blogging about this. But it depends on whether I can dig out sufficient information to justify some of my assumptions

because the 1.4 freed up will be used to do something else.

for example, play insas shares.

the problem with you (nothing personal) is that you like to look at things from operational point of view. Lack of breadth, lack of vision, lack of strategic view. That is why you stumbled one after another

Psf is everything........esp with smaller land.....and competition....now we know the level.....

Trops for all to know will have a more compact ratio of housing within the smaller land size to make up.....

And some doesn't even know that the launch was suppose to be end of 2013.....
