then, good news for mkh in tomorrow budget where focus is for 1st time buyer n continue to restrain speculators with higher rate of RPGT at 4th and 5th years of selling.
It is good that MKH is paying at least 30% out of its profit. Plantation is cash cow now if no further acquisition. Property development does not actually use own money.
The Budget 2015 is positive for property sector due to: - The Youth Housing Scheme program for the first house not exceeding RM500,000 for married youths aged between 25 and 40 years and with household income not exceeding RM10,000 where the government will provide a RM200 monthly financial assistance to borrowers for the first two years -50 per cent stamp duty exemption on transfer documents and loan agreements for properties worth up to RM500,000 until 31st December 2016 -10 per cent loan guarantee so that they could obtain 100 per cent financing. -Borrowers can withdraw from their EPF Account 2 to top up their monthly installment.
MKH will be a prime beneficiary of the Government's latest "Youth Housing Scheme" from now till 31st December 2016 as its land bank is located in a very attractive & fast appreciating location with 2 MRT stations to KL. Can expect good property sales up to 31st December 2016 besides increasing CPO production till 2016 as well.
The company will pay the dividend on 11 Nov .. before it announces its final quarterly results. Never mind the results may not be that impressive .. but cash pile allows.
I believe the company has good prospect over the long-run. Fundamentals strong, especially with its well-run plantation. During AGM, I met the plantation Tan Sri and GM, good and humble professionals. Been collecting the shares these past few days with the decrease in share price. But I wonder why is the share going down so much today?

One of the way to invite strong 3rd party to participate or invest in the company. Just imagine you are the buyer, if you think the future of MKH is doomed, will you buy directly from the MKH boss with such a big sum involve.
My humble views on MKH: 1) albeit it is still profitable, housing industry is slowing down after few cooling measures by bank negara. Although impact on affordable houses is lesser, the heat is still there.
2) CPO is now at its lower range of the cycle and the dawn is still nowhere.
3) Broad market is at its high notch. Systematic risk is pretty high.
4) Some may think the current valuation of MKH is still reasonable, but I would rather stay sideline till fire sale to collect more.
5) What I have now were collected at very low price last year. Therefore I will leave it there. If up, I will make more paper gain; if down, I will return some of the paper gain.
