Welcome abroad all believers at low prices.....undervalued prices not believe ....why sky high price of RM1.70 to RM1.90 then believe. Not Buy high to sell low...just my opinion only....no worry.
the biggest problem is valuation too high, and there is lack of IBs covering to write reports to support the high valuation for any positive outlook on mid to long term.
But the company been announced that it have targeted 1.7b sales from Pavillion 2 (bukit Jalil) in 3 years from now.. why this news doesnt have effect on it price?

ylsc, 1. pavilion 2 still under construction now. It will only begin operation in 2020-2021. The sales target has no guaranteed at all. Don't get me wrong, without big surprise, i have little doubt the mall can become a big hit for that area. Pavilion group has strong evidence for great mall management. No matter what, 3-4 years is a long time. And usually any new mall requires few years to bear fruit (with good rental reversion, higher occupancy rate etc), even for great malls.
2. 1.7b sales means the overall retails shops sales, not rental fees.
3. malton does not fully own pavilion 2, just one of the large shareholders.
4. Malton is trading at 15x PE now, that's among one of the highest in property sector.
However, for its rich and quality assets in hand, it does has good potential. But, we never know when it will strongly release those values. Its projects launching has been very slow in recent years, that's why share price dropped tremendously over the years caused by disappointment from investors.
hardly see any investment banks writing reports for us to see what's going on in the company. anyone has any such papers, please share them here. Thanks!
Average P/E for small cap property developer like Malton is around 5-8 P/E only (peers IBHD,MKH,TAMBUN, HUAYANG). At 0.99, it is traded at 8.36 P/E d. So fair price for Malton based on latest result is 0.80-1.00 only not 5.00
