（吉隆坡19日訊）產業降溫措施導致產業前景黯淡，估值卻越見利好，分析員看好峇都交灣產業將受惠於近期開通的檳城第二大橋，預測大馬橡膠研究院（RRIM）土地、捷運第二條線頒發及倒置收購股將浮現短期購入機會，調高產業領域至“中和”評級。
銀行陸續推介新房貸配套
馬銀行研究上週產業研討會顯示，產業前景維持黯淡，尤其是越來越擁擠的依斯干達，不過，銀行還是非常支持抵押市場，陸續推介不少新房貸配套。
馬銀行研究在去年10月將產業領域下調至“低於大市”後，產業股的價格下跌介於7%至18%，這讓估值浮現吸引力。
根據與會的銀行家、發展商、研究員產業顧問公司的意見，2014年財政預算案後，因新產業降溫措施導致新加坡人對依斯干達產業購興微跌，可是該區產業發展越見擁擠，尤其是混合及高樓住宅發展。
“當局缺乏同步規劃及管制，擔心依斯干達產業市場的高樓混合發展計劃可能因過量供應而氾濫，包括引發價格波動。”
對於非住宅產業，發展商應該可以將明年落實的消費稅轉嫁給買主，至於住宅產業，發展商應該有能力吸納部份成本，因為在2013年售出，2015年4月前未完成產業是免消費稅的。
各類成本揚升也將榨壓發展賺利。
可負擔房產發展商受看好
由於短期產業前景普遍看淡，馬銀行建議投資者選擇性投資產業股，看好可負擔房屋發展商及在檳州新熱點峇都交灣（Batu Kawan）有產業的公司；但對豪華產業發展及高度競爭，如依斯干達的發展商看法謹慎。
調查顯示，受年輕人口支撐，可負擔房屋需求維持強勁，特別是50萬以下的房屋，受惠者包括高美達（GLOMAC,5020,主板產業組）、金群利（MATRIX,5236,主板產業組）、恆大置地（TAMBUN,5191,主板產業組）、華陽（HUAYANG,5062,主板產業組）和林木生集團（LBS,5789,主板產業組）。
峇都交灣料蓬勃發展
峇都交灣房產也將從檳島飆漲的產業價格及第二檳城大橋於3月1日開通後受惠；專家意見認為，第二檳城大橋開通後，因交通改善及產業價格比檳島更可負擔而激發產業需求。
過去幾年，檳州政府及檳城發展機構（PDC）積極引進新投資者，如宜家（IKEA）、英國赫爾大學（University of Hull）及檳城設計村（Penang Designer Village）發展峇都交灣。
峇都交灣料成為人口增長、產業及土地重估的催化劑，檳城發展商恆大置地和環球東方（GOB,1147,主板產業組）將是最大受惠者，其他受惠者包括馬頓（MALTON,6181,主板產業組）。
目前進駐峇都交灣的發展商尚有怡閣世界（ECOWLD,8206,主板產業組）、馬星集團（MAHSING,8583,主板產業組）和怡保置地（IJMLAND,5215,主板產業組）。
馬銀行預測，估值具吸引力，投資導向可能回流至獲政府頒發大馬橡膠研究院土地及捷運第二條線工程的巴生河流域產業發展商。
被倒置收購的公司也浮現投資機會，諸如怡閣世界及愛美家（MAICA,3743,主板工業產品組），至今股價已分別上漲26%及85%，主要市場臆測進一步的資產注入。
負面因素已反映但未全面釋出
鑒於所有負面因素已反映，但還未全面釋出，馬銀行儘提昇產業領域評級至“中和”，認為產業短期需求黯淡將影響發展商中期盈利，目前還不是時候給予“加碼”
評級，不過產業股股價已下滑7至18%，估值卻企於0.5至0.7倍（歷史中值0.5至0.8倍及全球金融風暴時期0.3至0.6倍水平），特定股項值得注意。
