Mkland Nta is increasing y by year. and for this recent disposed land , cash rich lo, actually I really look good at mkland , hope public can read carefully their finacial report , mkland keep making net profit for few years alreday no matter much or less profit still net profit at the end even when at last time ecomomy no good time still can continue made net profit so mkland deserved better . hope the boss tolong sikit bolek kah ?
No matter how undervalued it is, as long as majority of investors have a negative perception on mkland, the share price will forever dampened...So far NO institutional investors have interest to acquire tis stock, even the management itself not willing to buy back its own shares even though the share price is depressed...So management not interested to boost its share price at all...
So I still not understand WHY if the management think tat the share is undervalued, why till now they didn't exercise share buyback of its own shares even though there have cash to do tat...Have u ever ask WHY?
Actually in my view, only property counters with recurring income can maintain their share price in the current market condition. The current glut in property market will take years to recover. Until then, counters like MK Land will continue to have their share price depressed. It's a battle of holding power. How long can MK Land sustain its operation when it could not launch any meaningful project and having to pay interest for its land bank? Not only developers, there are many property investors holding their guts out. My gut feel is that the property market have not seen its worse yet. How long can these people hold?.....
Hi Billionaire88...mind to share WHY mkland has to pay interest for its landbank? As far as I know, MK is in Net cash position with zero borrowings...Net cash of around 40 mil...So they don have to pay any interest for their landbank even during property slowdown...All their landbank was acquired at very low price dealing with govt under land privatization last time during the mahathir era...So Mkland has nothing to worry if the property recession lasting for years to come as they have no debts to pay...At any time they need extra cash flow they just sell small plot of land in Damansara tat could bring in few hundreds million cash flow...I admit Mkland is not so profitable but they are very rich in asset n landbank...BUT sad to say in malaysia the majority of investors emphasized too much on earnings of a company till they are reluctant to see the underlying hidden undervalued assets behind a company...Earnings can change suddenly BUT assets will remain constant n UP as time goes by...It is the ignorance investors tat failed to see values behind the underlying assets...Tat explained why those companies with weak earnings BUT high in assets value remain stagnant n ignored...It is the investors mentality tat is to be blamed....
Even the 80 mil tax penalty is nothing to mkland compare to the assets they own tat is worth few billions...they just need to dispose more land to offset it...just give them some time as selling land at good price needs longer time....
nemises. why you worry too much. as i know you are the super loyal on mkland. annd as we understanding you still hold your shares right. then why you keep worry. mk qr still net profit and now got more cash . you just wait the price fly la. 40 sen is easy to hit 50 sen maybe yes also. people is keep goreng others .mkland is a solid company no need to worry .
mkland is smart la. because mkland keep all the cash instaed of share buy back. because share buy back no longer a good strategy .mkland is a cash cow .suddenly give high dividend like 3sen also not suprise me . just hold la. mkland worth 50sen one. amongst all the property stock for me now got five is big big sapu. 1.mkland and osk 2.trop and cresdo.3.symlife and glomac. just my own views . please do your homework.
@nemesis Ivan is Glomac really good? nemesis, hard to said la, but for me is still hold like mkland , actually I hold many properties counters, because I strongly feel will play properties soon after this round crazy playing bluechips es Bank they goreng up . now I hold mkland osk glomac ytlland trop cresdo and also some others like toto , magnum and Parkson and many others also penny l hold so I am rojak and toto and magnum and Parkson made me loss about 50,000 so I am not sifu enough to teach you, so I hope you all the best for all your counetrs

Latest account still show MK Land still have RM33 million borrowings. Although in net cash position, they still need to serve interest. Last quarter MK Land has to pay about RM1.5m in interest.
MK Land's last quarter operating expenses is about RM20m. So net cash position of RM40m can last them for 2 quarters only... if they don't have any cash in flow.
This is really a battle of holding power. MK Land management must creative and come up with products that market wants during this downturn. Condos above RM500k cannot sell any more. No one dares to touch unless is it very prime location.
But u have forgotten tat the 75 mil total cash equivalent don just sit there...It is put under short term investment to earn interest tat will be used to offset the 33 mil total borrowing's interest...So on the end they still gain...Tat is the beauty of NET CASH!
ya mkland is net cash . that y last few years mkland keep giving high dividend about 10% a year. mkland at least worth 50sen .if private i suggest 80sen then only fair enough

Mustapha also knows nobody will agree take private below 30sen. So privatisation is not possible at the moment.
