since you guys are talking about Hevea, I would also like to bring to your attention on Evergreen Fibreboard... this share has retreated since it reached its peak at RM2.56 (and after bonus issue of 1:2)... to now RM1.07... the latest EPS was 2.68sen (after bonus issue) and it is trending to earn more than 10sen for full year (as MYR remains weak against USD, and the company is doing a lot of restructure in the operation to bring down costs; and also the low raw material costs now)... if you really studied this share well, you will noticed that their results are still as good as they were when it was trading at its peak price (RM2.56).. I believe the recent sell-down was due to many speculations that MYR will get stronger vs USD and export play is over... but I do not think this is the case.. in fact, just like Hevea, Evergreen's profit is sustainable and its management team is definitely one of the best, if not the best...

Izam, i agree with you too on the prospect of weak Ringgit.. many have expected Ringgit will continue to strengthen when it once climbed back from RM4.45 to RM3.9x... and I did not think so when a lot of ppl were stating that Ringgit will recover and export play is over... based on so many uncertainties and negative news in Malaysia (and likelihood of US FED to increase rate soon), I do not believe Ringgit will be getting stronger... and I believe USD/MYR will remain around USD1/MYR4 for the next 1-2 years... I dont see a sign why Ringgit deserves a better stance for now...

bro ktsk88, i agree with your points to certain extent only... if u look at Penang properties... nowadays condo units are oversupplied and many developers have delayed their projects... but landed properties (normally with less units) are normally selling better (still selling slow though) than condo units... and maybe some ppl will think like what u do, they prefer condo, that is fine.. but pls ask around,,.. for most of the ppl, if they can afford landed, do they choose landed or condo? (i mean most of the ppl out there)... just be honest to ourselves... and 100K isnt too much for many ppl... there are really a lot of affordable buyers out there.. just that they will think: is this investment a good deal? (not bcoz they cannot afford, just that they may want to invest in other areas if the condo rental is not giving good return)...

Izam_mahathir, ok, i assume your statement is correct - in general, 600K for landed property (the 400K i found may be exceptional case).. but if u r a buyer, will u pay additional RM100K for a landed property (vs RM500K for condo only)... i will definitely pay additional RM100K.. in Penang for example, in a same area, if condo is about 500K, landed property is already around RM1million (about double the price),... so do you think a lot of ppl will pay RM500K for condo while they can get landed property at only RM600K (and much biggest land area at RM600K!!)

anyway, since the CEO already mentioned that he expected to reap around RM100million of revenue from property development this year... we should assume that most of this year's revenue (in property development) has already been recognized in Q1 & Q2 (total up to be RM79.025million)... that means lower revenue recognition for Q3 & Q4 (total around RM100mil - RM79mil = RM21million for 2 quarters)...

I just confirmed it by looking at its 2015 annual report that the Revenue for property development was RM91,568,000. That does not mean I do not how to read the number... it was a wrong info I received... btw, other that that, all other points of mine are still valid...

SYF claimed that Utar is moving to SG long.. but... that means nothing... it is not a confirmed thing that students will need to rent new units in Sg Long... unless you are renting out very cheap... else they will opt for cheaper units... students have tight budget, ok? we all were students once... and we know it best.. and if you buy SYF's property in Sg long and can only rent out cheap.. u can't even cover your bank interest rate.. if this is the case, why investors still wanna buy the property there? wake up man...it is 9.30am now...

i would foresee the next few years its revenue and profit will deteriorate instead of improve... why? pls just look around you, do you think now property can sell good? there are bubbles everywhere and the property is overpriced is most of the areas... in fact, there is no such demand... (see Selangor and Penang..) now those investors are only holding them but could not find any buyers... outlook for property will be bad for the upcoming 3-5 years.. just wake up man... over supply now and the property companies/investors still want to sell high... come on...

Izam_mahathir, pls don't act like you are a fundamental master... i am investing, not speculating... l have done sufficient research on its current and future business outlook/prospect... let me ask you, do you think this year's EPS will likely exceed 6-7sen? I don't think so... and let me ask you again, SYF is claiming that they are diversifying into property sector and is claiming that they will generate some 100Million worth of revenue each year from property sector... but do you know that last year SYF already generated RM242.3 million revenue from property sector? (I bet you don't know about this as you seem to be one who claims to be a fundamental investor but actually lacks of doing research)... this means what? The property sector will contribute less revenue (only around RM100 million as compared to last year's RM242.3 million revenue)... less profit and less EPS for sure...

And the next thing is about their existing business - particle board, MDF and furniture... do you think they can compete with big players like Evergreen Fibreboard? Evergreen has excellent management team in coping with cost saving and they have sufficient production volume to control their cost....

So please stop acting like a fundamental sifu.. u make me sick the whole morning (luckily I just had my breakfast else i wont have any appetite to eat anything)...

MDF is their main source of income but particleboard is going to ramp up on the production too.. nice... that is about 3 times the current capacity... and with new machines, it is more cost-effective now... double nice... more revenue, less cost = a lot more net profit!!!!

JOHOR BARU: Evergreen Fibreboard Bhd (EFB) wants to strengthen its position as one of the largest medium density fibreboard (MDF) manufacturers in Asean and among the top 10 in the world based on production volume.

The company is allocating RM106mil as capital expenditure (capex) of which the bulk of it will be for upgrading its particleboard manufacturing plant in Segamat.

Group finance manager and head of investor relations Martin Leong (pic) said the upgrading of the 10-year old plant was necessary to improve production capacity of its particleboard at 120,000 cubic metre yearly.

“We are replacing the second-hand machines at the Segamat plant with the new European-made machines which are more cost effective and efficient,” he told StarBiz after the company AGM last Friday.

Leong said the upgrading work started at the end of 2015 and would be completed by the end of the year while commercial production of particleboard would start in the first or second-quarter of 2017.

He said by then, the production capacity of the particleboard with the thickness of more than 10mm at the plant could be increased from 120,000 cubic metre annually now to 300,000 cubic metre.

“The new machines also enable us to produce particleboard with the thickness less than 10mm which we are not able to do previously and we are looking at churning 250,000 cubic metre,’’ said Leong.

He pointed out that the company wanted to have some flexibility as the new machines at the Segamat plant could also churn out thin particleboard apart from the thick particleboard which it had been produced over the years.

Leong also said that thin particleboard commanded better pricing compared with thick where most of the end-users were involved in the furniture making and construction-related activities.

Presently, the company has nine manufacturing facilities – five in Malaysia, three in Thailand and one in Indonesia with a combined capacity of 1.31 million cubic metre yearly.

The Malaysian operations contribute 57% of the company’s revenue while Thailand at 35% and 8% from Indonesia.

It also has facilities producing glue resin for internal use and export, particleboard and cogeneration of power.

“Going forward our future business strategies are to expand our laminating, coating and veneering activities for value-added and also to expand our earnings base,” said Leong.

He said the MDF was still the core business of the company, followed by lamination and furniture-related making activities.

Leong said the company exported 80% of its production to Asean and Middle East countries and the remaining 20% to other parts of the world.

For the financial year ended Dec 31, 2015, EFB recorded a net profit of RM94.09mil on revenue of RM1.01bil against RM1.57mil and RM918.78mil respectively in the previous year.
