no confidence in bworth,even in juru one of the most developed place in bworth also got many idle lands with lalang.i rather buy penang island properties than bworth.sporean bought Johor properties cos they got currency advantage,otherwise they won't buy.penang and bworth same currency,only those who work near there keen to buy

Ikea is the forerunner. Many other factories and shopping malls will come later. This was how PJ boomed. Last time they worked in Kl and used Pj as sleeping quarters. Today Pj itself is thriving

So will be Batu Kawan

Since Penang Island so expensive the upside is limited. For Batu Kawan a brand new story infolding

IKEA people are very sharp. They can See the future boom here

Double storey houses in Tg Bungah, Pulau Tikus and Island Glades are Rm900K to over Rm1 millions each. In Simpang Empat similar houses going at less than half price

On the mainland, Khor of KGV-Lambert Smith Hampton (Penang) believes that the area around Simpang Ampat/Bukit Tambun/Valdor in the South District of Province Wellesley (Seberang Prai) shows great potential for high growth. Tan favours the Simpang Ampat-Tambun-Batu Kawan area. However, he notes that the developments are mainly carried out by local (mainland) developers, as opposed to developments on the island, which are carried out by KL developers.

Khor says the Simpang Ampat/Bukit Tambun/Valdor locality, which lies at the end of the second Penang Bridge, will benefit directly from the new accessibility afforded by the link. “As land and property prices on the island are much more expensive, developments will eventually spill over to the mainland,” he predicts.

my fren sold his house in pulau tikus for 800k in 2009 and bought in simpang empat for 450k now he regret like shit.now his house in pulau tikus is worth 1.4-1.5 mil the simpang empat house 550k also hard to sell

Last time Pj, Subang, Damansara very big but got nothing. Kl got Batu Road and Bkt Bintang

Today More and Biggest Shopping malls are outside Kl. University Hospital Pj also better than KL GH.

Last time Pj People come to Kl. Now no need.

This will be the same in Batu Kawan.

Just went through Guh latest qtr briefly

1. Still positive but reduced profits
2. Increased investment in assets by slight increase in borrowings.
3. Overall Cash position has increased
4. Printed circuit board demand should increase since tarrif for China
6. GUH property arm will do OK next year
7. Anwar Ibrahim in PD should boost Guh's landbank value nearby

Overall nta still near rm1. 80
Price is oversold.
A free treasury shares for every 80 held is ok
At least Guh is giving out dividend in specie rather than many that are asking for monies by Rights Issue

AT 51 sen Guh is now a value buy for longer term
