I think the reason why Asiapac so cheap now probable due to fear that the project become abandon. Anyone have different opinion why Asiapac so undervalue? Appreciate your feedback. It needs some catalysts to boost the price. Investors want track records of Asiapac. Coming quarterly announcement is crucial to prove its future business potential. Another is to hope Mah to let go his shareholdings soon.
Sabah Asiapac KK Time Square almost completed. Imago Mall only only month from completion. After that, only involved internal wiring for lightings, conditioning and for confirm retailers to move in. At this point, would you as directors sell your stake? Would you as substantial shareholders dispose your stakes? After RM1.5 billion spent and only months away from official opening, would you let go of golden goose? The potential conservative 70 millions recurring income will only be reflected in coming 2015. And as business grow, rental rates will also go up thus projected 70 millions may yet to include many more hidden recurring incomes like billboard adverts, increase rentals etc. Do you think at 20 cents, Asiapac is expensive in valuation? Although I'm confident that the mall would launch well and be well-received by investors, I do not expect rental income for the immediate year and the next two years to be extraordinarily great.
Reason being, they are offering heavily-discounted rates to their anchor tenants such as Parkson and other good brands. Heavily discounted being rates that are less than half of market rates. Less than half of Mid Valley rates. And even lesser than the rates for East Coast Mall in Kuantan. It seems absurd but i guess this is their strategy to secure the tenants. Once lease renewals take place then income would be up.
Of course, Imago is not the ONLY factor that I'm confident in AsiaPac. And the low rental rates should not affect investors' perception on the stock value.

I appreciate your feedback Leon7. True, what you said is correct. That's the reason why I said for the first year or so the conservative 70 millions recurring income. I agree low rental rates offer to anchor tenants. This is a practice I think to attract other major tenants initially. Thank you.
Yes, a good counter to invest long. RM70 millions divided by shares outstanding will give eps of abt 7 sens, which means a lot of upside for this counter.
Leon7 Agreed with u but see location . Maybe slightly lower . If u owner n on prime location with pend up demand do u give big discount ? Just a view on property .
Once Imago Mall become more popular with bigger customers traffic, dont you think Asiapac will set their own retail for f&b, hotel etc? The potential is umlimited if total ownership belong to Asiapac. Then again, i may be wrong. Just my personal view. Thank you

Once they get the tenant mix right to attract crowds, Imago will prosper for the long term. If Imago does well it will provide support to their future developments around the vicinity as well.
I was pointing out the low rental rates just so people would not be too disappointed to find out about it later on. :)

Owning few blocks of officeshop myself, initially i was force to compromise on low rents for first few years. But once the traffic increased, theres plenty of opportunities presented themselves for recurring incomes. So Leon7, i am ever optismistic regard to been a landlord strategy for Asiapac Imago Mall, plenty of recurring incomes. Hope contributors from Sabah can share their feedback here. Thank you.
I forgot to highlight as mentioned by Barry that Sabah encourage foreigners to buy properties under 2nd home program. Direct flights from Japan, Korea, Taiwan, China, Australia on daily basis. With 3 millions arrivals, just imagine the spending powers alone. Thank you.
Mah is a registered substantial shareholder of Asiapac for more than 10 years and yet he has never sit on the board to earn fat salary. He was sued by a bank for 70m few years ago. His uncle, over 70s, is sitting on the board of SMI( substantial shareholder of Asiapac too) drawing few million salary each year. More important is SMI suffered loss. Weird.
Why was Mah sued for 70m by bank? Unbilled sales of half billion is not small. It csn cover 2 years of Asiapac sales alone. Am i right to say this? Thank you.

It seems that Asiapac is run by a professional team without much interference from the substantial shareholders. Mah seems an investor in this company. He was sued by Ambank 70m as a result of investing in Asiapac. As an investor for more than 10 years in a company without enjoying fat salary, are he willing to dispose it off at 25 cents speculated by some forumers ?

accumulate this stock...a good stock because they have good assets in sabah...besides my office is just few walking distance from the project. ..the apartments were fully snapped....the building's view is facing gaya island and strategically located among foreign travellers and tourists....believe and come to see for your own eyes. this company has a few ongoing projects in sabah......don't regret.....its going to be like bukit bintang surroundings......near by is a project by mahsing and spsetia the late comers....the share price will touch above rm1.00 after 1 year.....patient.......keep accumulate and keep it for long term investment.....furthermore the chairman megat nazmuddin sealed few projects for this company...he's a brilliant guys......whoever already bought and keep this share please do not dispose it....you will regret in longer period....price of building is no longer cheap here....furthrmore the current project is not far away from international airport only merely 7-10 minutes drive..behind on going new highway ......it's up to you.......i'm a long term shareholder of this company..........
Personally i feel very confident with what i seen. 30 cents just do no justice for Asiapac at all. Unlike other property or construction company, Asiapac smart enough to owned huge mall for recurring incomes even if economy not doing well. And with half billion unbilled sales, sufficient for 2 years revenue cover. Correct me if i am wrong. Thank you.
