If not mistaken Gurney Paragon (NLA 700,000sqft) current value is 650mil. Based on latest quarterly report, Imago (NLA 800,000sqft) is value at 350mil.
1.5Billion?? How you get this figure?? Think is a bit over estimate. Capital Mall's Gurney Plaza NLA circa 880,000 sqft market value is only 1.2 billion
at 90%...Imago Mall maybe break even....at 85%, could lose money....Basing on report on 6% Net Yield of RM850m.....Assuming net Yield is calculated on 95% Occupancy....
Densim8 Basing on report on 6% Net Yield of RM850m 100 % tenanted net income will be 51 millions currently nearly 90 % tenanted is just minus 10 % from 51 millions how come your calculation is break even or lose money haha ):-
bullrun18 how you get to know the current occupancy rate?? Not much info from their website, what a poor marketing team. By the way, imago might offer low rental now to attract tenants, after a few years when the mall start to mature then only increase rate.
I have visit the shopping mall few week ago that why I know ,even we discount the net yield to 5% 40 millions net income a year should be no problem this income still not including 2500 park space at imago mall ):-
bullrun18...cost to maintain e.g. interest, electricity is the same even though the occupancy is 100% or 80%. Simplistic way to average down from the Net Profit by a constant e.g. 90% is grossly erroneous....john888, I am very happy for your 8 yr old son....
densim8, you are right about the expenses but need 90% to break even?? May i know how much you think is the expenses?? Beside expenses, don't forget about the bank loan interest.
sean08...i have earlier & including this post said about interest. I assumed 85% break even for new malls...After reading the link in detailed...The Chairman claimed critical mass (break even) at 80%. Well good for us......
this seems like try to avoid last minute huge buying and selling....maybe will release after 5pm..and 2mrw will jump onto 0.27...1st resistance..then 0.3....2nd resistance
Asiapac not make money this fews quarter becos they invest a lot money to imago mall since shopping is open on business and tenanted nearly 90 % in future rental income will flow in Ac is worth for management dump in money to built this beautiful shopping mall assuming shopping value increase 8 % to 10% after 5 years Nta will jump to double again ):-
hmm...wonder why the property development segment is losing money eventhough revenue quite substantial. Next quarter won't be that rosy if this segment still making loss. Mall operation won't contribute earning that fast.
Alreadly said they not losing money they just used property development segment profit dump in to built this shopping mall is worth to created this mall for long term income flow in ):-
Currently NTA 79.7 cents is just a fair value from management only if re value few pieces of land belong to them can add another 40 to 50 cents to book value ):-
