today klci index -56.56 (3.18%), it is the worst since 2008, Asiapac can close at 0.155 is very good already, I believe this stock can up once market sentiment is good again
at current price, you just have to invest 1.55mil into this stock and you will own 1% (not less than 0.5% if taking all the warrants and iculs into consideration) of the company that wholly owns Imago Shopping Complex at Sabah.
With 1.55mil you can hardly even buy ONE of the shop units inside the mall, not even mention that non of the shop units are currently for sales or owned individually.
The central problem of this counter, I believe is shortage of cash. They plan to buy 300M worth of lands in PJ, I think this will be a good deal but on the other hand the company really committed a high level of debts. Sure I believe this counter have a bright future since i also holding this stock but I really wonder how the management to raise the cash. Digging the shareholders' pocket like in 2017? (Issue ICULS).
The PJ land purchasing is a good deal on my opinion however.
When considering the NTA, please note that a lot of this fixed asset comes from its IMAGO MALL revaluation which almost occurred every year. As a prudent investor I will reduce some of the NTA from this counter albeit to RM 0.5-0.6.
If the debts level of this counter is reduced significantly coupelled with better cash flow, this counter's price will fly for sure. However we had to accepted that in reality this counter's future will depends on the ability of it to earn substantial profit from the lands it holds and how to improve its cash flow and reduce its debts. Imago is a germ and don't doubt its earning ability. Be frank, I wonder why the car park earning is not up to expectation despite good foot falls in IMago. I expect the quarter earning from car parking itself to be ~2M.
Just sharing my opinion that the general may not notice, any serious investors know that the buying or selling actions always need to come from their calculation of due contemplation.
comtemplator, there are always more cars then parking available. Such a wonderful business. I think management should create a small number of expensive car park to increase profit.
they just increased their carpark parking rate at kk times square (buildings beside Imago) I think same adjustment will be (or already be) made to all their owning carparks (including Imago mall)
if you refer to bursamarket.com, lately there are multiple sessions of conversions of loan stocks (ICULS) into ordinary share at the exercise price of RM0.20, which are most probably done by insiders or substantial shareholders. I suppose this is a very strong indication that the share price can easily stay above RM0.20 sooner or later.
market sentiment are also getting better now, seems like less and less people are willing to sell at price as low as RM0.160
loan stock conversion is 20 sen? thought is 5 loan stock to exchange for 1? if insiders want to buy, they can just buy directly from the market at 16 sen?
RM1 loan stock can be converted into 5 ordinary shares, which is also equal to Rm0.20 per ordinary share.

from what I speculate, it is not that they do not want to buy from the market, in fact, they are trying to buy from the market, but the volume is low, not many sellers at this price, not much they can accumulate. But still they are not trying to offer better price or to push up the price at this point, they simply intentionally keep the price at current level and try to accumulate as much as they can while they still can.
that is just my speculation anyway, please correct me if you think I am wrong or have other more reasonable speculation of what is happening now
however, there is 1 thing that I cannot understand with the conversion of ICULS into ordinary share now, is that by keeping the iculs, holders can actually get 3% interest annually. So realistically, holders should not convert their iculs into ordinary share before it is close to expire date, unless there is dividend announced for the ordinary shares.
isn't converting the iculs to ordinary shares equal to giving up of the 3% annual interest?

can see that someone is collecting, manipulating the price at 0.145-0.16 level. for the price to go up, it need more than 1 person or 3rd party (who are cash rich) compete to collect, only then they can't always keep the price at such low level to collect.
what I don't understand is there is still no cash rich 3rd party come to collect this share to become significant shareholders, considering this company market capitalization is relatively low compare to what it worth. market capital is just 160m at this price, which there are many persons in Sabah / Malaysia or even foreigners are rich enough to afford taking over the whole company. The weird thing is, none (or just 1) of these rich people are interested to invest in this company. just come to sabah kk to take a look at imago shopping mall, you will agree it worth a lot more than 160m
Well you might say that the property sector is not welcoming enough, if you compare with other property stocks which are stagnant or going downhill . Price of property has been bullish for the past few years ago, creating an oversupply of property developments. Might just stick back to technical indications for the time being.
Everyday playing 0.15 sell 0.155-0.160. When ppl throw 0.155 buyer cancelled. Why this good company market don't want to push up the price, keep playing at 0.15-0.155????
Be patient and you will be rewarded. Although my target price is between 17cents. But if you're using Volume as your indicator, try recording it daily so you would know how much player there is. For me I personally think that the directors are collecting it. Once selling is reduced, you will see a big jump for this stock.
ya lor, please do not said director is colleting/buying when there is no announcement on Bursa about insider buying. that is misleading to the folks here
