Trops has everything at this point....from PNL top line to bottom line......lined up JV ready, Landbank hedge ready, gearing reduced to 0.55 ( target 0.5 by mid 2014), Berjaya asset in, latest RCUL released, increased valuation in ready property like PWC, Danga bay,....

Actually I have already given my answer why it's has not move........another catalyst that will spur it all the way is disposing appreciated asset yielding at 8% annually.....can u imagine.......but looks like strong negotiator not in place and poor indentification of buyer partner may not create the catalyst fast enough.......

How should a good stock behave? Ideally one that has response to the market but not overly sensitive. One that play to the yield of 8% at least at nett.......now take Trops for example they did a 50cents sprint hike but depress for the rest of last year 6 mths till December and 9 mths to date.....so to re phrase my question akin to a football team......

The football team has the best players in all position from forward to defender, they pay top bucks for the players and they have been on target for the goal scoring. They score and score and got goal margins which is fantastic. This is all good if they remember to coordinate with their defenders on counter attack. Even though their defenders may be good, they cannot defend when they are at the wrong position.......this is exacly what's happening here......they defend on the gearing to reduce it but they forgot the big picture in the game is to win with goals while prohibiting the opponent to score whilst keeping the pride ie value. They have achieved goal, defended gearing but failed on their pride.....and that pride is their new branding.....

We shall see how the rebranding works with Metropark, Kajang and M Green launching this year. Tropez in Iskandar is sold out and Bora looks to do well too. Tropicana is not as intricately linked in Johor to suffer so much from the property cooling measures.

People who got in at 1.20 will just hold and reap the benefits at the end of this year.
Idiots (like me) who got in at 1.40 will probably hold and pray for Tropicana to fulfill its potential for huge growth this year.

Fundamentally, I believe it's a good stock and the true dumping/flying phase will be seen from the 1st Q results of 2014.

For those who comment on the gearing, don't understand what it means 0.5....and gearing can be calculated in a few ways.....

Now if I have a chunk of money fr mall sale....and I achieved the 0.5 by June without the money from the mall sale......the money will be a big liquidity ....what do you think will happen......I am very sure Danny is already looking at the next 3 years. Why 3 years? Because that's the time of property completion and he needs a strong pipeline and with Iskandar hedge ....the rest will be execution with value escalating without completion......

they are no Renong. Renong also very asset rich, but their assets at that time not sought after yet (now very valuable, all parked under UEM Sunrise, you can imagine), so they got into trouble

With land value increasing in Iskandar, condo yielding at 6 % rental and offices/mall yielding 8% , a land in super prime area can go up 100% to 200% in 3 years easily esp peripheral are developing at the rate of Iskandar. At that point it will not be yielding .6 % or 8 %. Try doubling that....
For those who do not have a feel yet of property.....take a few extremes......Trops is moving to 950 psf in tropicana garden kota damansara and 850psf in Paloma Metropark Subang hi tech while others are still at 650 or 700 psf in lesser prime and down to 300 to 500 psf in lower demand areas..........and we have extreme of 3500 psf in areas near hotel four season and they are predicting. 5000 psf at klcc area soon.......we think it's expensive yeah for such a prime area however this is only subjective and relative to income earning and exchange rate. Take the example of prince house by EnO in London prime area......it will be doing 9800psf......yes 9800 psf.......and that is the current value......this means our prime is half of Lomdon.........
