Recently Kamdar & Pasdec went Limit Up. Both declared a dividend of 4 cts and both have High NTA. Kamdar has Good Rental Properties Whereas Pasdec has Lots of Lands in Pahang. They went up in price in spite of negative news (Kamdar - family squabble) Pasdec (High borrowing)
So the Market dwells on the positive side of 4 cts Dividend Plus High NTA.
I want to highlight Mulpha again. There is a Windfall of CASH FOR MULPHA overlooked by the Market (at least not now)
1) Mulpha is Disposing a 55 Room Service Apartment in Vietnam for RM32 Millions.
2) Mulpha has sold 2 properties in Australia a) Gateway Land Sold for A$38.6 Mil- A$14.9 Mil(cost) = A$23.7 Mil(profit) b) Sanctuary Cove. Sold A#15 Mil - A$1.9 Mil (cost) = A$13.1 Mil (profit)
So let's Sum it up
1) A$23.7 (About RM75.84) + A$13.1 (RM39.56) + RM32 Mil (Vietnam Prop) = RM147.4 Millions Note: Exchange rate from One Aussie Dollar to Ringgit is RM3.20
So Divide RM147.4 Mil by Outstanding Mulpha shares of 2.13 Billion = 6.9 Cts per share.
Yes, 6.9 divided by 43 cts = 16% Gain For Mulpha. Why Pasdec & Kamdar gone limit up? Because Mr. Market can SEE CLEARLY 4 CENT DIVIDEND.
For Mulpha the Gain Is Still A Gain even though The Market Has Not Recognize it as yet.
This Is Only A Small Fraction of Mulpha's VALUABLE ASSETS. The 2 Assie Lands are not even in Mulpha Top 10 Properties Listed in 2013 Annual Report. If Really Revalued - Mulpha Should Be In The Realm of Daiman, Country View, Crescendo, Plenitude, Keck Seng, Perak Corp, SBC Corp, Country Heights or even Ecoworld.
Check These FACTS OUT
I bought SBC Corp at 50 cts when I saw High NTA. SBC Corp now over RM2.20. I also bought Perak Corp at 60 cts (I saw Prk Corp 1,000 acres land in Lumut) Perak Corp is being taken private for RM3.90.
CALVIN SEES MULPHA AT 43 CENTS AS THE MOST UNDERVALUED PROPERTY STOCK IN ISKANDAR.
