The higher profit during the current quarter was mainly due to the fair value adjustment on investment properties of RM114 million with the revaluation of UOA Corporate Tower (“UCT”). On 28 September 2020, a subsidiary of the Group entered into a conditional sale and purchase agreement with RHB Trustees Berhad, being the trustee of UOA Real Estate Investment Trust for the disposal of UCT for a cash consideration of RM700.0 million. The fair value of UCT has been restated to its disposal price. The sale has not been completed as at the date of this announcement.

@BATFLY EPS boost mainly from revaluation of UOA Corporate Tower to its disposal price. However topline revenue is also not bad, considering Covid-19.

Yeah for revenue to just drop 2% and profit to be slightly better than the corresponding quarter, considering we're now in a pandemic, is very good indeed.

But I doubt this result will drive the stock higher toward TP of 2.10++. Most likely maintain around 1.80-1.90 I guess...prove me wrong! Go higher! :P

Hasni said this during a site visit to the 7.5km two-lane two-way Sungai Pulai bridge costing about RM700mil.

MMC Engineering Sdn Bhd together with joint venture partner CHEC Construction (M) Sdn Bhd are the main contractors for the bridge project.

The bridge is scheduled for completion in October next year and will cut travelling time from Pontian to Johor Baru from an hour now to about 15 minutes.

I also just re-purchased UOADEV at 1.59. Years ago bought at 2.1X and sold at 2.3X.

If dividend for FY2020 is as per analysts' expectation, divvy yield would be RM0.15/RM1.57 = 9.55%

Even if management decided to conserve cash and reduce payout to about 10 sen, it's still 6.37%! Better than many REITs!

- Super cash rich (see their interest income in the P&L account!)
- No borrowings (the small borrowing in their books is most likely hire purchase I think)
- Well known for product quality
- Good reputation developer

What's not to like? Look beyond the short-term slump, and u have a super yielding stock.

@DLLKT what do you think could be the reason for the prolonged price slump for this stock? 25% of NAV...this is such a big discount to Book Value!

For me who just bought in I don't see any significant further downside.

But really pity those who bought in at RM1 or even RM2! The dividends also cannot cover the paper loss.
