din u see that the FCF of Engtex for the past 5 yrs is so freaking poor, the cash flow n div payout has been financed by debt all the time

Thanks for highlighting the issue. Based on preliminary analysis, they did land banking every year. Recently they incurred capex to expand production capacity. The above two items accounted for the bulk of their weak free cash flow. I am coming up with Part 2 to talk about their cash flow, etc. Needs a few days.
