From Talam year 2005 the Price of Rm1.00 it collapsed to only 10 sen

By year 2009 Talam did a stock split of 1 share into 3 shares

So the cost is 3.3 sen per share

Today already 10 years have passed Talam is still trading at 4 sen to 4.5 sen

Just think

Is the land asset value of Talam in year 2009 the same today?

How many of us have bought houses in year 2009 and see our house prices doubled and tripled by now?

Is Talam NTA still at 8 sen?

Should it not be 16 sen to 24 sen?

AND if Talam should develop them and sell like Seroja Apt in Dengkil should not the value be even higher?

Years ago the old man chose to built klia in sepang instead of near his land north of kl.

Now the old man returned just in time against all odds to realign ecrl to avoid his land.

I think he should pray to the old man instead.

God has His purpose carved out

In any case Ecrl also passes through Putrajaya .
South of Putrajaya is Dengkil where Talam has Apts almost ready for sale

So these Apts now with cash raised from Pp will be completed just in time by Oct 2019 for outright sales.

As for Serendah lands MCE the spare parts manufacturer for Proton, Perodua has bought land in Serendah for expansion due to boom in Proton City

And you must know that Drb which owns Proton City also in Top 30 shareholders of Talam through Pos

TalamT has pared down debts from Rm500 millions to only Rm50 millions

And after selling Seroja Apts in Dengkil debt will be totally 100% cleared

After that TalamT will start paying dividends again like year 2005 and before

In year 2005 TalamT paid a 4 sen dividend

So expect good dividends again as good times expected to return for Talam Transform

When all the good news are out TalamT won't be selling so cheap anymore

Remember Calvin promoted Carimin at 39.5 sen when oil and gas still in doldrum?

Money gotten by deceit and lies will not last

You must work hard in life and also work hard in investments

Read widely. Think deeply. Invest while price is low and people are fearful. And sell into euphoria when others are greedy. Diversify for safety. And buy value for longer term view.

These are the hallmarks of success!

The recent recommended stocks from Calvin in Duta land, Apac, Ahmad Zaki all proven misleading and unsustainabl. The prices up for a waile but dropped back to the below wster again prior to his recomedation

The profit of these companies are very volatile and unpredictable. Without consistency in profit, the share spike will only trapped investor as crab!

Very conflict of interest... Shame on you Calvin!

Chan Ah Chye is a conman thru & thru. Who would want to be his white knight with is dubious history since the 1980's. His modus operandi has always been to start new property development companies only to bankrupt or dormant them, such as, Brisdale, Larut, Keuro, Talam, Lestari Puchong, Puncak Jalil etc. Many of his customers face hardship thru his dubious schemes such as;

There is a Chinese saying that "a person's misdeeds will be paid during his lifetime, if not, his next or future generation will have to pay for his misdeeds." That is Karma.

So Calvin, please pass my message to your so-call reborn christain friend. I am still waiting for my house title since I take vacant possession from Lestari Puchong Sdn Bhd. 16 years ago in 2003 because I was con into buying a bumi unit. So chan ah chye, don't RIP yet. If you do not want to live with my condemnation, buy over my house.

My buy call for Dutaland was 39.5 sen. Since then it gave out a total of 10 sen dividends. So cost is now 29.5 sen.

For azrb buy call was 36 sen. Now 41.5 sen still up 5.5 sen

My buy call for Asiapac was 15 sen. Now at 13 sen only dropped 2 sen

If you look at all 3 as a whole they are still profitable

I also gave out buy calls for carimin at 39.5 sen. Naim at 50 sen. And Lafarge cement at Rm2. 25

In their peaks carimin and Naim both up 100%. For Lafarge Ytl taking it private at Rm3. 75

I think you should go see TalamT office to see what they can do for you

Tan Sri Datuk Chan did say that 20% of TalamT project failed. But 80% were salvaged and completed

You might be among the unfortunate 20%. As to selling you bumi lot that was before Datuk Chan got converted

Even Zacchaeus in the Bible was a wicked sinner before he repented and got saved

That is why Jesus came to save sinners

TQ, Calvin,
Development needs a lot of civil engineering input. Most of the problems encountered can be solved by local engineers. I should see no more such problem for Datuk in future.
Don't worry about site shift; it could be a blessing in disguise, the hilly site could be used as borrow pit for the ECRL construction. Datuk can make $$$ from that too while at the same time the land will be leveled at NO cost!

Law of Karma

The Law of Karma has finally caught up with Chan Ah Chye, the law of "as you sow, so shall you reap - good or bad". Good deeds breeds good Karma, bad deeds breeds bad Karma. Chan Ah Chye, instead of doing more charity or philanthropic work to lessen or correct his bad Karma, decided to become a reborn Christian possibly thinking that his new found God will forgive all his sins. But the thousands of his victims have not forgotten nor forgiven him and neither does Karma.

Chan Ah Chye's scandalous modus operandi in the property development business is well known;
a) Setting up company or companies to develop projects
b) Swindle house buyers of their hard earned money through abandoned projects
c) Knowingly sell Bumi units at non-Bumi price to non-Bumi buyers without their knowledge
d) Bankrupt the companies, pass the companies obligations to Liquidator, leaving buyers without house title.

Chan Ah Chey, through his Talam Corporation and many of its bankrupt subsidiary companies, left thousand of house buyers high and dry from abandoned projects while still having to service their bank loans. The numerous failed and abandoned projects, just to name a few include; La Cottage Putra Perdana, Bukit Sentosa 3 in Bukit Beruntung, Taman Lestari Permai, Taman Lestari Perdana, Taman Lestari Puchong, Taman Saujana Puchong, Taman Saujana Putra, Taman Puncak Jalil, Jalil Heights, Ukay Perdana, Ukay Bistari etc.

So Chan Ah Chye (sorry, your victims feel you do not deserve your honorific titles), with the wrath of so many of your victims, do you think your sins will be forgotten and forgiven? You should prey hard to your Christian God that your bad Karma does not haunt your future generations.

2 things happened beyond human control for Tan Sri Datuk Chan

1) Govt suddenly changed rules and forbade building on hill slopes
So planned projects halted

2) Impediment of Foreign Workers from coming in. Cause lack of cheap labour to spike high & added more cost

As a result there was cost over runs leading to abandoned projects

In his deepest Afflictions he and his Staff turned to Jesus

That is the best thing that happened to him

So many "rich men" with no trouble in life lived life like a breeze and after they died went straight to an eternal hell

So see this light in its context

Of course harm has been done to many in those abandoned projects of Talam. But not all in man's control
At least they never planned to cheat like Megan Media or Transmile

So we think there is hope for Talam
