*Foreigners drive up house prices.
*Developers only cater high end house and neglect the social obligation and puts the burden on government.
* With high end home, mostly condominiums, monthly maintenance is "free money" for parasites operating RM2 companies in the name of Facilities management. They are there not to serve but to gather money and neglect their responsibility. These companies often change hand. Condo dwellers will be left high and dry when comes to lift maintenance, home repair, garbage collection, security etc.
* Majority of Malaysians can only dream of owning a home. If a purchase is made they will be paying till death and unsure if the loan will be fully settled. 25 to 35 years is a long period to repay bank loan. There is no job security and jobs are not permanent these days. Economy stability is another issue hence existence of employer's company is also tricky.

To prevent our properties being speculated by MM2H successful applicants, the PH government should increase the monthly income, fixed deposit and property price thresholds. Probably, the monthly income of RM20k, FD 2 millions and property's price of RM 2 Millions!

Dr. M should do something to unwind those devastating policies he implemented earlier.
He should try to stamp out corruption, racial favoritism, bureaucracy such as approving license authorities and make them into a one-stop agency.
We started off as one of the 4 tigers in SE Asia.
Now we are falling behind further and further with 60 years of BN rule and many of our neighbors are catching up and by-passing us.
Will he leave a good legacy in our history book is his own choice.

It's simple. Governemnt can sell property to foreigners provided minimum purchase is USD3 million (note USD$ not RM) with 100% tax on the home price(not sure what it's called).

This may kill developers. But it's better for the future of Malaysians. Better developers die instead of Malaysians.

MY property industry growth is unsubstainable. How many locals are construction workers? Mostly i guess are Indon whom find hometown salary similar to MY. Now, Kulasegaran express intension hire S. African to replace Indon. If MY construction workers mostly local, paid decent salary, by default they become strong property buyers, no such glut happen now. All is Karma, own doing. Property overhang now force developers to accept BTS by default. wakaka

Property overhang problems are not caused by lack of buyers, it is caused by greedy developers that wish to get the most bang for buck, and try to sell property at the highest price to make money.


my answer is very simple:

1) follow what is practiced at 1st world countries. Shift the system from sell first then build into a build first and sell system (similar to Australia etc). This introduces 2 benefits:

a) developers will be inclined to build what will really sell first and sell it at reasonable prices (as they need to build what people want to buy), making sure that there is enough buyers in the market to stop overheating and make sure supply and demand is at parity.

b) introduce a separate third party fund where buyers will put their money (and receive interest), which cannot be touched by the developer until the project is completed. This is to ensure that only qualified developers construct what they are capable of, do not bite more than they can chew, and ensures construction of trustworthy and reliable property that will last. no more overleveraging of developers to build unnecessary projects.

c) with the reduction of property overhang (speculation), there will be more resources and a search for better alpha, aka more individuals will be inclined to put money into good use in fixed deposit and bonds (for government to use in industrial, education, infrastructure and commercial projects to attract foreign investors), more money into stock market (to help growing and hardworking companies grow and get funding to grow their business and market and compete internationally).

One very good example is Yinson, hartalega and topglove, they could have transitioned from bus/rubber company into a development company (like scientex), but they transitioned into a fpso company and grab jobs internationally and pay taxes and dividends locally. On top of that, with money from institutions, bonds and individuals to help them raise more money, they are able to get more international orders and bring in the dividends from profits gained back into Malaysia.

Who benefits from property companies like TalamT? Asiapac?

Too much of just one thing is bad for the economy.

I believe money should be moved out from the property sector into growing our manufacturing and export sector. We need to stabilize the market from residential into a more balanced economy.

It can be done.


Imagine what would happen if we gave near unlimited capital to wonderful bursa companies to take on the world? What would happen then?

Samsung. Hyundai. Daewoo. Petronas. topglove. Hartalega. HapSeng. QL. Yinson. VS. United plantations. old town coffee. Inari. Liihen.

Imagine if we could help all those companies grow and export their talents internationally. the dividend inflow to Malaysia would increase the cash flow of Malaysians tremendously.

Just waiting for sub prime crisis. Too many devastative financial gaps yet to be uncovered. The day the skeleton is out, it would be a big mess.

Dear philip,
Good suggestion but the reality is the greedy state government that push the land price to such a high level and policy of requiring developer to build infra, quota, reserve and etc that push up the price of property. Like Australia if land is available at cheaper price then many developers will be very happy to be able to earn below 30%. How many developers are earning that %. Only banks are laughing all the way to their bank.

I think the state government don't have anything to do with the land price. The land price appreciates due to the readiness of the major infrastructures. If you go hulu-hulu location like Bukit Beruntung, the land prices are still very cheap relatively, just that the infrastructures are lacking & not many people wanted to go there as the choices of employments are limited.

Building the infra & the land reserve is compulsory as part of the township planning. If the developers built on the property without the infrastructures like the road, street light, drainage, recreations green area, etc. Do you want to buy this kind of development & expect state government to built the rest ?

This blaming on government attitude, looks like the previous opposition reap what they sow now. Everything, blame government first. Malaysia boleh attitude.

Those overhang units, niamah if don't have the market, why built it in the first place ? If overhang so long, it only means the locals cannot afford to buy the overhang units. If government really open the tap, the developers will built the units for foreigners market again.

The majority of the developers go for high end development because the profit margin for high end development is higher. You sell in the range of hundred units, your hit your annual sales target. If they do the low cost or medium cost units, they need to sell in thousands units to hit similar target.

Imagine 1 unit RM 1 mil compare to affordable range of RM 250k /unit, they need to sell almost 4 units for same sales target. One less effort, the other one need more effort. If you are developers, of cause you will one to be targeting the eng eng work.

Even though I don't like the idea but if you have exhausted all the other options, relaxing the foreign ownership might be the only option left for the current dire economy situation. When the property sector move, a lot of the other related sectors will move.

Nevertheless, how can we ensure that this will not end up as habitual / long term policy for foreign ownership which put our own people house ownership at stake ? There must be mechanism to ensure it is one off even for current overhang units only so that the developers can start building something that our people can owns in future development.

The cock minister promotion of taking 2 spoons of palm oil are not doing any help to our palm oil industry. Asking hoteliers to promote palm oil also don't do any effect la wei. If you can get the medical officers to endorse - medically proven, the palm oil is healthy, then it is different story.
