i think will run out of steam prior to GST. House is expensive by 6% post GST. So if you buy house you get 6% appreciation. Thats the influx of investment in property now. So, house sold, EPS increase, share price increase (Share price will be 6 months ahead of property market). So its still a buy after the right issue. I guess it will be wack above rm1 after right. Calculate your theoretical ex-price and make your sound judgement then.
Some of you asked me on the unlocking of value of GOB I particular and general for the mainland which I wrote before the opening of the PSB and ask me how far it can go. I have also posted on the theme parks, shooping galore coming up and in nego. At this point with ikea and PSB alone I recommend you to peg it at 1.25 as the real value and support. Anything more will be for the warrant and rightss to be executed before the drop.
any target prices by research houses? if no then we can discuss here with the experts on GOB....how this stock going to perform next friday,,after strong surge on friday... so for newbies who want to buy this stock,,should they chase this stock,,or wait for some minor correction after the friday surge?? any oppinion members out there?
4u2c----gave his oppinion fair tp is 1.25,,,how about others,,please more members give oppinions please...tq
malton's batu kawan lands are under jv with mr lim g e the lands not own by malton. whereas gob's lands are fully own by gob. its lands valuation are so so so cheap now....more room to go. Eg few years ago u can see ijm land's price at about 80 sen when reclamatation of lands begin. now when u see building the price now more than rm3. gob will repeat....
Hi all; just wanna ask all the sifus for advice. I am late for this GOB show - so, will not be a sore loser and complain. Have the discipline NOT to chase too. But i did load up alot on Malton. Just asking, from The Edge article (21st Apr'14), it is stated that Malton enter into a JV with BatuKawan Bhd. Subsequently, Malton paid an amount of about RM20.0M to BatuKawan Bhd. Hence, can we say that this JV thing has been firmed up? Like this JV cannot be revoked, and will remain perpetually in force? Regardless who is going to be the NEXT Chief Minister (opposition or ruling), this JV agreement will still be in force. Also, the land by GOB - is it freehold or leasehold? Because Malton's land is leasehold.
More info can be combed from Malton's 2012 announcement. Regardless which side is the govt of the day, the JV cannot be revoked unless Abad Naluri deems Malton does not fulfill the agreement. If the Govt wants to take over the land, they will need to purchase it. At what rate, it could be at prevailing market rate with a discount. Not too sure on that.
All land in Bandar Cassia is leasehold except for the recently acquired 30acre land by Paramount.
@ james70, thank you for your insight. Please evaluate my thinking. I think chances that Abad Naluri will revoke the JV if Malton does not fulfill the JV agreement is quite slim. Abad Naluri is indeed a subsidiary of GOB whereby Datuk Desmond Lim has a stake in it. Is this statement correct?
Just my 2 cents, the way things roll, i think GOB will focus exclusively on the residential portion - to bring the population to Bandar Cassia. Once the population has reached its critical mass, Malton will build the commercial outlets in the JV land.
Abad Naluri was previously owned by GOB. They had disposed it sometime back. GOB is linked to Desmond Lim(DL). His name doesn't show up in the major shareholders list but it is rumored that he controls it. Malton on the other hand has DL on the register.
GOB will focus on both residential and commercial development in Batu Kawan. Refer to my comments on Icon8888's part 6 write up on GOB.
@ James70, just wanna confirm with you, The Edge (21st Apr'14) mentions that the JV was entered between Malton and Batu Kawan Development (a company of PDC). But The Edge (21st Apr'14) does not mention anything about Malton and Abad Naluri for the JV. Just wondering ..whether the party to the JV is Batu Kawan Development or Abad Naluri?
ok - i see.....then, Batu Kawan Development S/B is actually wholly owned by PDC (Penang Development Corporation)? in other words, it is under Penang state government? am i right?
mmm... this GOB is a different beast compared to Tambun INdah. I remember TI share price does not appreciate so much...it happens in stages...but maybe because TI's volume is not that much to begin with.
Gob nta just rm1.23. Eupe nta more than rm2.00. Gob rnav just rm2.80. Eupe rnav rm 4.20. All fellow investor here. Use your mind think that, which counter is more worth to buy? A new gem is eupe, gob already expensive than eupe.
