You really do your calculation well.

I know the Mamee people in Melaka. They are as frugal and clever like
you. Years back I participated in a tender for those old and creaky Mamee Used Lorries. I lost the tender to someone else. Upon checking I found out to my surprise that Mamee got over RM100k for those few rusty lorries. Amazing.

And Mamee used their furniture for umpteen years untill they looked like antic. The Management of Mamee is so frugal that they managed to cut cost to the bone & compete against Nestle's Maggie Mee.

Mamee Won! And Mamee was So profitable that it was taken private later.

Understanding Strata Title and Individual Title in Property Ownership

A Strata Title is a Title Holding A Group of Properties Like Bungalow Lands or Apartments

In this case transfer cannot be effected as there is no individual title yet. The property can be sold by assignment of ownership.

Eventually for practical purposes the Developer will apply to break up the master or strata title into individual title. In this case the property can be transferred directly from one owner to another unless there is specification that permission is needed by the authority.

Years ago Focal Aims sold Kota Masai Bungalow Plots for RM12 per sq ft

As times were bad many of those lands were repossessed by banks for auction. There were so many houses & lands sold far below market price due to

1) Many Sabahans/Sarawakians lost their jobs and returned to East Malaysia.
So many properties were left vacant. Bungalow lands fell to a low of RM5 psf in High Court auction

2) As a result Focal Aims share price dropped to a low of 11 cents

3) The Iskandar Boom Initiated by PM Badawi changed the fortunes of Iskandar Region. So Ecoworld took over Focal Aims assets at RM1.40 per share to the delight of share holders

PM Najib has included NEXUS KARAMBUNAI IN HIS 10MP SPEECH

And the people of Karambunai gave him the mandate to rule for 5 years

Now that time is up PM Najib is looking for another endorsement from Sarawak & Sabah

I once bought a Jeep from Kapit owned by One Company HQ in KL. I got it through tender. I only saw the picture of The Toyota 4x4.

After I got the tender I found out to my horror that they say I can only bring out the Jeep by river as there were no proper road to Kapit from Kuching. Ha! I am so glad I sold it to a Used Car Dealer from Miri called Jimmy. And I haven't met Jimmy before. Only contacted him by phone.

Very strange but true.

I bought a Jeep I didn't see. And I sold the Jeep to a buyer I haven't met.

kbunai 9 month sales is only RM36 million, each month can make RM4 million sales only.

RM4 million sales each month how to handle 500 employes salaries, huge resorts area and facilities to maintainence, water bill, electric bills, room facilities, gardens, plants, playgrounds, pools and etc no wonder villas are rotting away and unattended erosion at their sea-walls.

It will never make profit.. loses after losses, sooner or later they wont be able to raise more shares, that's when they will be delisted and it wont be very long because it bleeding has become worse.

7 billion shares *caugh*caugh*caugh* and calvin is expected it to rally.

I want to relate a true example of Kota Masai lands & Kbunai similarity

When Focal Aims first launched the Bungalow Plots in Belimbing Area People Bought Them at RM12 psf.

But for those who went through the Johor property downturn they saw these forsaken lands sold as low as RM5 psf in Johor High Court.

I could not see why people are so "stupid" to collect them from JB High Court. You can't sell it or rent it in those days.

My Johor Friend called Tan Pao bought over 200 houses in Kota Masai buy won't touch these lands are they yield nothing from rental

But Those Who Dare to buy are now reaping 900% gain as price has appreciated to RM45 psf yoday

I only agree you to say safe to buy below 10 sen. The boss can not make a GO for price below the par value- 10 sen.

Even you mention if it has intrinsic value of RM 1.50 per share,

In the case the Redtone.... when Goreng to 88 sen still got IB and agents shouting, Target RM 1.++,,

suddenly, MEMAA comes out and say ----- TAKE OVER @ 80 sen....

those who bought 80+ sen, immediately suffer 1%~10% losses.

The same case in SAMUDRA -- 48 sen take over,
but got goreng to 55 sen to lure fish

WAH MAMEE!

Last time after Lehman Brothers Caused the Crash in 2007/8 all shares were sold down.

I remembered DXN in particular as I drove past its office in Tmn Molek past midnight. To my surprise DXN staff was still working at 12am midnight!!

No wonder I was so happy to buy DXN shares at just over 30 cents. Selling of ling xi was so profitable that they later took it private.

Like DXN I also worked till 2 am. Yesrterday I slept at 4 and got up just now. So is GOOD MORNING FOR ME.

GOOD MORNING?

A VERY GOOD DAY AS I EXPECTED STOCKS TO WEAKEN IN MAY. SINCE I AM A CONTRARIAN I ONLY TURN BULLISH WHEN OTHERS ARE BEARISH.

I hope Calvin understand selling a house is different from selling stock. From find a buyer to
finally get your money is about 6 months ( understand he is a real estate agent but he doesn't
seem to understand the mechanics of selling property ) Or am I wrong. Please explain

DXN is losing Malaysia market pies, they are smart to switch their market overseas.

>97% local distributors are losing money,

But the company is making money, go to Oman explore new markets there

This Shows that Karambunai Lands and Properties CAN BE SOLD TO FOREIGNERS IN MY SECOND HOME PROGRAM

The fast diminishing cash balance.

If they utilize the money at current rate, within 2 or 3 quarters, the cash will run out.

Let me give you a picture by way of illistration

I know these 3 people as real life examples

1) My Johor Sifu. My first impression of him was deplorable. He only appears in OSK after 12 noon. And his hair is unkempt. He wore shorts & T shirt & cheap slippers. I don't think he even has more than RM30 in his pocket.

Cash flow? Looks like he just came from cleaning the wet market and earned his few ringgit for the day.

How wrong was I. I found out that he is filthy rich. Rich in assets. He told me his grand father once brought him to Kulai to see their Old Palm plantations. His grandfather said, "Grand son. If you just take a walk in our plantation you won't be able to reach the end of it even if you walk till sun sets"

Why? Wow! They own all those oil palm lands from Kulai till Mersing. I finally knew that he appeared poor because he kept a low profile. He is richer than all the combined wealth of 30 Remisiers & Stock Brokers.

2) I met a guy in JB High Court. This fella also wore Shorts, T Shirts & Cheap slippers. The rest dressed very decently. The lawyers were wearing suits.

Ha! This fella own more than 200 houses!

But every time we met he would show me a nice cheap place to drink coffee. Nobody in the entire coffee shop would know that he own 200 properties. Some might even mistaken him to be a coffee boy and ask him to fetch their cup of coffee.

3) I know of a Surgeon who dresses simply and won't have more than S$50 in his pocket (He told me). Yet he owned a Good Class Bungalow in Singapore with his own private pool.

To this day I never worry for their cash flow problems at all. All 3 are doing pretty well.

So I don't know how kbunai will resolve the problem of its cash flow.

What I DO KNOW IS KBUNAI IS FILTHY RICH IN ASSETS!

Properties asserts very low in liquidity, not say u want to sell u can sell. In other words, difficult in getting buyers especially if the figures are huge. Just my 2cents and happy trading.

my god "FILTHY RICH IN ASSETS" ? maybe he has not seen what is rich in asset and what is not. Kbunai is not rich in assets, those are small lousy assets. Total lands across the country are less than 2000 acres, mostly at remote places and the only one near to civilisation is that karambunai resort, which is a seaside land... which is barely usable for anything else apart from holiday resort, which is proven unprofitable because there are many other better holiday resorts elsewhere in Sabah.
